青山湖名邸房地产开发项目成本控制研究

【摘要】:随着中国城市化进程的加快,作为国民经济的支柱产业房地产业发展非常迅速。近几年来,随着国家宏观调控政策的不断深入,地产界的竞争也逐步规范化,专业化水平越来越高,经过几年的调整后,房地产业的盈利能力已呈下降趋势,所以房地产开发企业进行成本控制的具有重要战略意义。本论文旨在对房地产项目开发的成本控制进行深入研究,为房地产企业更有效地控制成本、提高市场竞争力提供建议。 本文首先综述房地产项目开发的成本控制的研究背景及研究现状,并简要介绍在研究分析中可用的几种成本控制理论方法和手段,然后在理论基础上深入分析青山湖名邸建设项目房地产开发项目管理存在的问题及其原因,并进一步深入分析成本控制方法理论的实际应用。最后,为了解决成本控制的具体过程中出现的一些问题,从设计准备阶段成本控制、实施阶段成本控制方面进行了项目开发成本控制对策的研究。 本文通过理论与实际的结合,有针对性地解决青山湖名邸建设项目实际发生的问题,强调科学规范的成本控制理论与成本控制手段在房地产项目成本管理中的重要作用,具有较好的现实意义,希望能够为房地产开发企业提高成本控制管理水平,加强房地产开发企业的竞争力提供一个参考。
[Abstract]:With the acceleration of urbanization in China, the real estate industry, the pillar industry of the national economy, has developed very rapidly. In recent years, with the deepening of the national macro-control policies, the competition in the real estate sector has gradually standardized. The level of specialization is getting higher and higher. After several years of adjustment, the profitability of the real estate industry has shown a downward trend. Therefore, it is of great strategic significance for real estate development enterprises to carry out cost control. The purpose of this paper is to study the cost control of real estate project development in order to provide suggestions for real estate enterprises to control costs more effectively and improve their market competitiveness. This paper first summarizes the research background and present situation of the cost control of real estate project development, and briefly introduces several kinds of cost control theory methods and methods that can be used in the research and analysis. Then, on the basis of the theory, the paper deeply analyzes the problems and causes of the real estate development project management in Qingshan Lake famous residence construction project, and further analyzes the practical application of the cost control method theory. Finally, In order to solve some problems in the process of cost control, the countermeasures of project development cost control are studied from the aspects of design preparation stage cost control and implementation phase cost control. Through the combination of theory and practice, this paper solves the actual problem of Qingshan Lake famous residence construction project, and emphasizes the important role of scientific and standardized cost control theory and cost control means in the cost management of real estate project. It is of great practical significance, hoping to provide a reference for real estate development enterprises to improve the level of cost control and management, and to strengthen the competitiveness of real estate development enterprises.
