基于ABC地产公司“报商模式”的财务影响研究

【摘要】:随着我国社会主义市场经济体制进程的推进,消费市场不仅为企业提供了广阔的发展空间,也使之面临前所未有的激烈竞争。作为独立的经济利益主体,企业需要在自身发展的过程中始终将“低投入,高回报”作为终极努力目标而做出相应的战略规划,在规划过程中形成独具风格的生产和销售模式,从而期望能在激烈竞争的市场中保持一定的优势。 在房地产行业高速发展的今天,我国的房地产市场已经开始逐步走向成熟,房地产行业相关的财务问题也受到越来越多的人的关注。 本文以西部某地产于2012年提出并实行的“报商模式”为案例,研究其对房地产企业带来的财务影响,并提出相关的企业管理建议。从2012年开始,国家陆续推出相应的房地产限制措施,并对房地产行业进行调控政策,在这种情况下,各个房地产企业都渴望能够最大限度节省自身的成本投入,,从而尽可能多的取得经济利益。在2012年6月,西部某地产公司首次在旗下的一个房地产项目进行电商报销合作模式,此次合作,也使原有的该地区地产广告投放格局发生了改变,并逐渐形成了具有区域特色的“报商合作模式”来进行房地产的销售。这样的一种销售模式的出现,必然会对房地产企业在销售阶段所产生的销售成本产生一定的财务影响,但同时也存在着企业在管理控制上的问题。 论文主要特点是:用定性分析和定量分析相结合以及规范分析和案例分析相结合的方法,来研究新房地产营销模式——“报商模式”下对房地产企业在房地产销售阶段的财务影响,通过对该模式下财务影响的研究,提出建设性意见,以期能够为采用该模式的房地产企业提供有价值的参考性意见。
[Abstract]:With the advancement of the socialist market economic system in China, the consumer market not only provides a broad space for the development of enterprises, but also makes them face unprecedented fierce competition. In the process of their own development, enterprises should always take "low investment, high return" as the ultimate goal to make the corresponding strategic planning, and form a unique style of production and sales model in the planning process. In order to hope to maintain a certain advantage in the fierce competition in the market. With the rapid development of the real estate industry, the real estate market of our country has begun to mature gradually, and the financial problems related to the real estate industry have also been paid more and more attention by more and more people. This paper takes a real estate in the west of China as an example to study its financial impact on real estate enterprises, and put forward some suggestions on the management of real estate enterprises. The country has introduced corresponding real estate restriction measures one after another, and has carried on the regulation and control policy to the real estate industry. In this case, each real estate enterprise is eager to save its own cost investment to the maximum extent. In June 2012, a real estate company in the west of the country for the first time carried out an e-business reimbursement cooperation model in a real estate project under its control. It also changed the original pattern of real estate advertising in the region, and gradually formed a "newspaper and merchant cooperation mode" with regional characteristics to carry out real estate sales. It will inevitably produce certain financial influence on the sales cost of the real estate enterprise in the sale stage, but at the same time, there are some problems in the management and control of the enterprise. The main features of the paper are: qualitative analysis and quantitative analysis combined with normative analysis and case analysis method, To study the financial impact of the new real estate marketing model-"newspaper business model" on real estate enterprises in the real estate sales phase, through the study of the financial impact of this model, put forward constructive suggestions, In order to use this model of real estate enterprises to provide valuable advice.
