贵阳市汇金广场项目成本管理问题研究

【摘要】:随着房地产市场化进程的加快,房地产企业要想在长期的市场竞争中立于不败之地,必须要合理利用资金,重视和控制好房地产开发成本,加强项目的成本控制,才能取得良好的经济效益。开展房地产项目成本管理方法研究具有重要的应用价值。本文依托贵阳市汇金广场房地产项目进行了实证研究。主要结论有: (1)针对房地产项目,将建设项目全寿命周期作为项目成本管理的对象,从项目经营的角度考虑项目成本管理,提出“城市综合体”在有效成本控制中的积极作用,即城市综合体模式将带来巨大的商业效益,有利于项目成本运作。应用全过程控制的思想解决汇金广场成本管理中出现的问题,提出汇金广场成本管理模式,即“汇金广场综合体”。 (2)通过业态分析与定位分析,从区位、规模、人群构成、所面对的竞争现实等方面得到,家庭主题购物中心是汇金广场的最佳定位目标。设计汇金广场的商业业态为高档时尚购物、休闲娱乐与餐饮相结合,满足了家庭消费和高档商务消费的需求。 (3)财务分析评价结果表明汇金广场项目整体可行,商业是本项目收益重点。前期通过销售产品回收部分资金,项目在运营三年进入成熟期以后,将长期保持稳定增长势头。 (4)构建了汇金广场成本管理体系。成立汇金广场成本管理工作小组,明确各部门的职责分工,实施全过程目标成本管理,进行成本动态监控。应用实践表明,汇金广场成本管理体系合理有效。
[Abstract]:With the acceleration of the process of real estate marketization, if real estate enterprises want to be invincible in the long-term market competition, they must make rational use of funds, attach importance to and control the cost of real estate development, and strengthen the cost control of projects.In order to achieve good economic benefits.The research on cost management method of real estate project has important application value.This article relies on Guiyang Huijin Square real estate project to carry on the demonstration research.The main conclusions are:In view of the real estate project, the whole life cycle of the construction project is regarded as the object of the project cost management, the project cost management is considered from the point of view of project management, and the active role of "urban complex" in effective cost control is put forward.That is, the urban complex model will bring huge commercial benefits, which is conducive to project cost operation.The thought of whole process control is applied to solve the problems in the cost management of Huijin Square, and the cost management mode of Huijin Square is put forward, that is, "Huijin Square complex".(2) through the analysis of position and orientation, from the aspects of location, scale, crowd composition and competitive reality, it is concluded that family theme shopping center is the best positioning goal of Huijin Square.The design of Huijin Square for high-grade fashion shopping, leisure entertainment and catering to meet the needs of family consumption and high-grade business consumption.The result of financial analysis and evaluation shows that Huijin Square Project is feasible and commercial is the key point of this project.Early through the sale of products to recover part of the funds, the project in three years into the mature period, will maintain long-term stable growth momentum.Construction of Huijin Square cost management system.Set up Huijin Square cost management working group, define the division of responsibilities of each department, implement the whole process of target cost management, carry out cost dynamic monitoring.The application practice shows that the cost management system of Huijin Square is reasonable and effective.
