S公司深蓝广场项目全成本控制研究

【摘要】:2010年以来,我国出台了一系列房地产调控措施,其中包括限购、缩紧流动性、土地调控新政、上调存贷款利率、征收房产税、增加保障房、提高二套房首付比例等多种调控手段。这一系列调控政策已经显现效果,房地产业的暴利时代结束,房地产业的成本控制直接决定了企业的生死存亡。基于这一背景,本文选择S公司深蓝广场成本控制为研究对象,在介绍了房地产成本控制理论以及对房地产行业的特点、全成本构成情况、成本控制的原则、控制的关键节点和影响全成本的关键要素进行了阐述分析的基础上,论文对S公司深蓝广场项目成本控制现状进行了分析,确定此项目的成本控制目标,并重点论述建立深蓝广场项目全成本目标控制的体系,详细阐述如何制定目标、明确岗位职责、跟踪执行并进行业绩评估,结合深蓝广场项目已发现问题阐述该项目在决策阶段、设计阶段、招标阶段、施工建设阶段成本控制的重点及策略,最后得出结论:房地产开发企业只有针对企业实际情况建立科学有效便于操作的全成本管理体系,并在每个开发阶段针对成本关键控制点实施正确的控制措施,才能实现科学化的决策和专业化的成本管理,有竞争力的成本优势才能使开发项目更具综合竞争力,从而维持企业的生存和发展。S公司深蓝广场项目全成本控制研究成果,不仅有助于房地产企业管理理论的完善,为房地产开发商在成本控制上提供一些参考;同时结合项目的实际情况,建立全成本目标控制体系,并针对项目开发各阶段制定出切实可行的成本管理对策,集中解决和处理好与成本控制相关的关键性问题,以期使企业提高核心竞争力,保持可持续发展的良好局面。只有这样,才能保证项目成本管理目标的实现。
[Abstract]:Since 2010, China has introduced a series of real estate regulation measures, including limiting purchase, tightening liquidity, land regulation and control, raising deposit and loan interest rates, levying property tax, increasing indemnificatory apartment, Raise the proportion of second apartment down payment and other means of regulation and control. This series of adjustment and control policies have already shown the effect, the real estate industry huge profit era is over, the real estate industry cost control directly determines the enterprise's life and death. Based on this background, this paper chooses S Company Deep Blue Square cost control as the research object, introduces the real estate cost control theory, the characteristics of the real estate industry, the total cost composition, the principle of cost control. Based on the analysis of the key nodes of control and the key factors affecting the total cost, the paper analyzes the current situation of the cost control of S company's Deep Blue Square project, and determines the cost control goal of the project. The paper mainly discusses how to establish the system of full cost target control of Deep Blue Square project, and how to make the target, clarify the post responsibility, follow up the implementation and evaluate the performance. Combined with the problems found in the Deep Blue Square Project, the key points and strategies of cost control in the decision-making stage, the design stage, the bidding stage, the construction stage and the construction stage of the project are expounded. Finally, the conclusion is drawn that the real estate development enterprises should only establish a scientific and effective and easy to operate full cost management system according to the actual situation of the enterprises, and implement the correct control measures for the key cost control points in each development stage. In order to realize scientific decision-making and specialized cost management, competitive cost advantage can make the development project more comprehensive competitive, so as to maintain the survival and development of the enterprise. It is not only helpful to perfect the theory of real estate enterprise management, but also provides some reference for real estate developer in cost control, and establishes the whole cost target control system according to the actual situation of the project. In the light of each stage of project development, feasible cost management countermeasures are worked out to solve and deal with the key problems related to cost control in order to improve the core competitiveness of enterprises and maintain a good situation of sustainable development. Only in this way, can we guarantee the realization of project cost management goal.
