西北品牌鞋城商业地产项目的开发运营研究

【摘要】: 随着我国国民经济的快速发展,人民生活水平的不断提高,我国的批发、零售业得到了快速的发展,用于进行商业经营的商业地产需求增加,众多开发商看准了商业地产的高收益,纷纷进入商业地产开发市场,但由于开发商缺乏科学、合理的规划,缺乏商业地产开发、运营的理论指导,重地产开发,轻商业运营,结果商业地产项目开发的多,但真正能长期运营良好的少。正是在这样的前提下,选择西北品牌鞋城商业地产项目进行实证分析。西北品牌鞋城商业地产项目存在的问题在目前中国商业地产开发、运营过程中普遍存在,并且有一定代表性,研究和解决他们,不但对西北品牌鞋城的进一步发展有重要意义,而且希望能为我国商业地产的开发、运营提供新的思路。 论文的第一部分介绍了商圈、价值链等商业地产项目开发、运营的相关理论;第二部分对西北品牌鞋城市商业地产项目做了介绍;第三部分对西北品牌鞋城市商业地产项目的开发、运营进行了分析,提出了目前项目存在的问题;第四部分对存在的问题提出了相关解决策略。
[Abstract]:With the rapid development of our national economy and the continuous improvement of people's living standards, the wholesale and retail trade in our country has been developing rapidly, and the demand for commercial real estate for commercial operations has increased. Many developers see the high returns of commercial real estate and enter the commercial real estate development market one after another. However, due to the lack of scientific, reasonable planning, lack of theoretical guidance of commercial real estate development and operation, developers pay more attention to real estate development than commercial operations. As a result, commercial real estate projects developed more, but the real long-term operation of good few. It is under this premise, choose northwest brand shoe city commercial real estate project to carry on the demonstration analysis. The problems existing in the commercial real estate project of Northwest Brand Shoe City are generally existing in the process of development and operation of commercial real estate in China at present, and have certain representativeness. It is not only important for the further development of Northwest Brand Shoe City to study and solve them, but also for the further development of North West Brand Shoe City. And hope to provide new ideas for the development and operation of commercial real estate in China. The first part of the paper introduces the commercial real estate development, value chain and other commercial real estate development, operation theory, the second part of the northwest brand shoes city commercial real estate project is introduced. The third part of the northwest brand shoes city commercial real estate project development, operation analysis, put forward the existing problems of the project; the fourth part of the existing problems put forward the relevant solutions.
