【摘要】:随着全球经济的快速发展和中国对外的逐步开放,我国企业所面对的宏观经济环境越来越复杂,企业之间的竞争也越来越激烈。经济全球化可谓给我国企业既带来了机遇又带来了挑战。这就要求我国的企业必须加强其自身管理水平,而绩效评价作为企业管理的重要部分也应给予足够的重视。建立基于绩效棱柱法的绩效评价指标体系,为我国企业迎接挑战提供了一套可行性方案。绩效棱柱法考虑了企业的长远利益,以利益相关者作为重点出发来评价公司业绩,是一种更趋向于理性的绩效评价方式。本文利用绩效棱柱法,选取案例企业A房地产公司,结合A房地产公司的具体情况,为其设计一套基于此方法的绩效评价体系。本文参考了国内外有关学者对绩效棱柱法的研究,选取了案例企业A房地产公司,对A房地产公司原有绩效评价进行分析,找出存在问题,分析形成问题的原因,从而证明建立基于绩效棱柱法的绩效评价指标体系的必要性和可行性。之后研究A房地产公司的主要利益相关者,根据绩效棱柱法的原理,从每个利益相关者层面出发,分别从绩效棱柱的五个维度设计适用于A房地产公司的绩效评价指标,再应用层次分析法为各项指标赋予权重,为A房地产公司构建一个新型的绩效评价指标体系。本文应用功效系数法和专家评分法对各项指标进行评价打分,将建立的新评价体系运用在A房地产公司中,并提出实施的保障措施,以便该新体系在A公司内部全面推行,达到提升绩效评价水平进而提高企业竞争力的目的。论文为A房地产公司建立一套基于绩效棱柱法的全新的绩效评价体系,并为其提供实施的保障措施。挑选的案例公司为具有代表性的中小型房地产企业,既有自己的鲜明的特点,同时也具有行业内一般特征。因此本文的研究对行业内其他公司也具有很大的参考价值,这也是本文研究的实际意义所在。
[Abstract]:With the rapid development of the global economy and the gradual opening of China to the outside world, the macroeconomic environment faced by Chinese enterprises is becoming more and more complex. The competition among enterprises is becoming more and more fierce. Economic globalization can bring both opportunities and challenges to Chinese enterprises, which requires enterprises in our country to strengthen their own management level. As an important part of enterprise management, performance evaluation should be paid enough attention. The performance evaluation index system based on performance prism method should be established. It provides a set of feasible scheme for Chinese enterprises to meet the challenge. The performance prism considers the long-term interests of the enterprise and evaluates the performance of the company by focusing on the stakeholders. This article uses the performance prism method, selects the case A real estate company, unifies the A real estate company's specific situation. A performance evaluation system based on this method is designed for it. Referring to the domestic and foreign scholars' research on the performance prism, the case of A real estate company is selected. To A real estate company original performance appraisal carries on the analysis, finds out the existence question, analyzes the reason which forms the question. It proves the necessity and feasibility of establishing the performance evaluation index system based on the performance prism method. Then it studies the main stakeholders of A real estate company according to the principle of the performance prism method. From each stakeholder level, from the five dimensions of the performance prism design suitable for A real estate company performance evaluation indicators, and then use the Analytic hierarchy process to give weight to each index. For A real estate company to build a new performance evaluation index system. This paper applies the efficiency coefficient method and expert scoring method to evaluate the indicators, the new evaluation system will be used in A real estate company. And put forward the implementation of the safeguard measures so that the new system in A company in an all-round way. In order to improve the performance evaluation level and improve the competitiveness of enterprises, this paper establishes a new performance evaluation system based on performance prism for A real estate company. The selected case companies are representative small and medium-sized real estate enterprises, which have their own distinctive characteristics. Therefore, the research of this paper has great reference value to other companies in the industry, which is also the practical significance of this study.
