遗赠动机对我国住房反向抵押贷款市场发展影响研究

【摘要】:人口老龄化成为了世界性难题,我国亦是如此,为解决老龄化的养老难题,我国开展了一系列住房反向抵押贷款试点工作,然而多项试点工作遇冷。究竟是何原因导致住房反向抵押贷款市场推行缓慢,学界众说纷纭。有学者从现实角度提出遗赠动机是影响住房反向抵押贷款的重要因素,但对遗赠动机的研究多停留于理论阶段。遗赠动机对住房反向抵押贷款市场发展的影响程度多深?又该采取何种方式有效减轻遗赠动机对住房反向抵押贷款市场的反作用?本文将对此进行深入研究和探讨。本文对住房反向抵押贷款理论基础及市场现状进行了理论分析,并研究遗赠动机对住房反向抵押贷款市场的影响。利用家庭生命周期模型,对广州地区住房反向抵押贷款需求意愿数据进行回归分析,分析发现遗赠动机很大程度上影响老年人的住房财富效应,从而对住房反向抵押贷款市场需求产生反向影响。通过个体生命周期模型,运用仿真数值模拟两种方法探究五种状态下个体的总效用变动情况,并进行对比分析,据此来探究房屋遗赠动机的具体影响大小,以探索解决方案。研究发现:其一,房屋遗赠动机是住房反向抵押贷款需求的重要影响因素;其二,贷款需求受贷款价值比(LTV)的影响较大;其三,嵌入“赎回权”的反向抵押贷款既可提高老年人口的养老收入又能满足他们的遗赠动机;其四,开征遗产税能有效提升老年人的参与意愿。根据研究结论,提出了应逐步引导,循序渐进;开发贷款新产品;稳定房价,降低风险;试点开征遗产税等政策建议。
[Abstract]:The aging of the population has become a worldwide problem, and so has China. In order to solve the problem of aging for the aged, China has carried out a series of housing reverse mortgage pilot work, but many of the pilot work is not as expected.What is the reason for the slow implementation of the housing reverse mortgage market, academic opinions vary.Some scholars put forward that the bequest motivation is an important factor to affect the housing reverse mortgage loan, but the research on the bequest motivation mostly stays in the theoretical stage.How deeply does the bequest motivation affect the development of the housing reverse mortgage market?What measures should be taken to effectively mitigate the adverse effects of legacy incentives on the housing reverse mortgage market?This article will carry on the thorough research and the discussion to this.This paper makes a theoretical analysis of the theoretical basis and market situation of housing reverse mortgage, and studies the influence of bequest motivation on the housing reverse mortgage market.Based on the family life cycle model, this paper makes a regression analysis on the demand willingness data of housing reverse mortgage in Guangzhou area, and finds that the bequest motivation has a great influence on the housing wealth effect of the elderly to a great extent.Thus the reverse housing mortgage market demand has a reverse impact.Based on the individual life cycle model, two methods of simulation numerical simulation are used to explore the total utility changes of individuals under five states, and the comparative analysis is carried out. Based on this, the specific influence of the house bequest motivation is explored to explore the solutions.The research found that: first, the housing legacy motivation is an important factor in the demand for housing reverse mortgage; second, loan demand is more affected by the value of loans than LTV; third,The reverse mortgage embedded in "redemption" can not only increase the old-age income of the elderly population but also satisfy their bequest motivation; fourthly, levying inheritance tax can effectively enhance the participation intention of the elderly.According to the conclusion of the study, the paper puts forward some policy suggestions, such as gradually leading, step by step, developing new loan products, stabilizing house prices, reducing risks, and levying inheritance tax on pilot projects.
