平安信托房地产业务风险管理研究

【摘要】:信托行业作为我国金融领域重要的组成部分之一,涉及资本、货币和产业市场等多方面,其在我国宏观经济中的地位愈加明显。在信托行业中,作为重点业务类型的房地产信托在整个房地产行业的发展过程中作用不容小觑,因此探讨信托公司房地产行业风险管理研究具有必要的理论价值和现实意义。房地产信托是房地产重要的融资渠道之一,可持续的发展房地产信托行业,对我国经济发展及民生建设起到巨大的推动作用。我国信托业诞生以来较长时间处于银行、证券、保险等金融行业的附属地位,2008年以后伴随国家4万亿投资的出台,房地产迎来了快速发展的黄金时期,同时由于信托行业具有为房地产配套融资的天然属性,也迎来了井喷似的发展。在信托行业高速的发展背景下,信托公司治理模式与外部经济环境变化考验着其管理及风控水平。目前信托实务中风险管理机制较为繁杂,根据现有风险控制与管理措施迫切需要对房地产信托整个体系的搭建设立有效的防火墙机制,在各个流程节点设优化提升风险管理水平与机制,做到风险有效的隔离。对于信托公司来说,他的运营中心和重点在于风险管控,只要拥有完整健全的风险管理机制就能够有效的防止业务过程中产生的风险扩散到其他金融系统内,并保证各金融系统体系之间的相对稳定。目前非标准化的风险管理机制是信托业务操作过程中的采取的主要方法,不同的信托产品对应不同的交易模型及风控措施,但项目发生风险时,从根本上难起到管理风险的目的,因此迫切需要构建更为全面有效的风险管理机制。本文首先阐述房地产信托的产生意义及背景;然后详细介绍房地产信托的基本概念及发展情况;其次从平安信托公司的基本情况及其房地产业务的发展情况展开分析,运用定量及定性等评价方法,将房地产信托行业风险因素结合风险管理案例进行实证分析,并借鉴其他信托模式对如何防范和化解房地产信托风险提出要求;最后根据平安信托房地产业务的风险成因,从三个方面提出相应的优化方式及对策:一是如何加强信托行业的内部控制与外部监管,二是如何建立房地产风险化解与缓冲的措施,三是强化信托公司风险管理水平。
[Abstract]:Trust industry, as one of the important components of financial field in China, involves capital, currency and industrial market, and its position in China's macro economy is becoming more and more obvious.In the trust industry, the real estate trust, as the key business type, plays an important role in the development of the whole real estate industry. Therefore, it is of necessary theoretical value and practical significance to study the risk management of the real estate industry of the trust company.The real estate trust is one of the important financing channels of the real estate. The sustainable development of the real estate trust industry plays a huge role in promoting the economic development and livelihood construction of our country.China's trust industry has been attached to the banking, securities, insurance and other financial industries for a long time since the birth of the trust industry. After 2008, with the introduction of the country's $4 trillion investment, real estate has ushered in a golden period of rapid development.At the same time, because the trust industry has the nature of supporting financing for real estate, also ushered in a blowout-like development.Under the background of the rapid development of trust industry, the management and risk control level of trust companies are tested by the governance mode and the changes of external economic environment.At present, the risk management mechanism in the trust practice is complicated. According to the existing risk control and management measures, it is urgent to set up an effective firewall mechanism to build the whole system of the real estate trust.Optimize and improve the risk management level and mechanism in each process node to achieve effective risk isolation.For a trust company, its operations center and focus is on risk management, and having a complete and sound risk management mechanism can effectively prevent the spread of risk in the course of the business to other financial systems.And to ensure the relative stability of the financial system.At present, the non-standardized risk management mechanism is the main method used in the operation of trust business. Different trust products correspond to different transaction models and risk control measures, but when the project is at risk,It is difficult to manage risk fundamentally, so it is urgent to construct a more comprehensive and effective risk management mechanism.This paper first describes the meaning and background of real estate trust; then introduces the basic concept and development of real estate trust in detail; secondly, analyzes the basic situation of Ping an Trust Company and the development of real estate business.Using quantitative and qualitative evaluation methods, the real estate trust industry risk factors combined with risk management case empirical analysis, and draw lessons from other trust models on how to prevent and resolve the real estate trust risk requirements;Finally, according to the risk causes of Ping an Trust's real estate business, this paper puts forward the corresponding optimization methods and countermeasures from three aspects: first, how to strengthen the internal control and external supervision of the trust industry.The second is how to establish real estate risk mitigation and buffer measures, the third is to strengthen the risk management level of trust companies.
