地价与房价之间的关系研究

【摘要】:自从房地产归国有资产所有之后,直到1979年中国房地产业才有了新的发展,尤其是近十年来,我国的房地产业迅速成长,房地产市场进入了空前未有的盛况时期,土地大量的被开发,房地产业作为一种经济杠杆在人民生活中起到了很大的作用,随着房地产业与人民生活水平之间关系越来越密切,以及我国社会经济的快速持续发展和居民可支配收入越来越高的前提下,中国的地价与房价之间的关系成了我国人民、政府、开发商最为密切关心的话题,但是他们对两者之间关系的观点并不统一,甚至有很大分歧,两者之间的关系是调动房地产市场的关键所在,因此为了协助房地产市场能快速有效健康的发展,科学的分析处理城市地价与房价之间的关系具有十分重要的意义。本文从地价与房价之间的关系进行分析,以两者之间的关系理论为基础对地价和房价的内涵和构成进行描述,以此分析两者之间的关系,研究分析房价对地价产生的影响以及地价对房价的影响,再对最后的结果使用格兰杰因果关系检验进行科学的检验。本文将全国部分城市分为一线城市,二线城市和三线城市三类分别进行研究,将北京市和上海市作为一线城市的代表城市,以天津市和南京市作为二线城市的代表城市和以徐州市和兰州市作为三线城市的代表城市,将这六个城市的房价指数与地价指数作为参考样本,分类分析各城市房地产市场概况和土地市场概况,由此总结出两者之间的关系并进行相应的研究,用格兰杰检验法和统计法进行定量的分析,得出三类城市房地价之间的关系,以及地价占房价的合理百分比在20%-50%范围之间,依据研究得出最后结论,在此基础上提出相关度政策建议,建议政府部门提供相关的法律法规政策,完善土地招拍挂制度,建立健全房地产价格评价体系以此稳定房价,满足人民的住房需求。
[Abstract]:Since real estate was owned by state-owned assets, it was not until 1979 that China's real estate industry experienced new development. In particular, in the past decade, the real estate industry in China has grown rapidly, and the real estate market has entered a period of unprecedented prosperity. As a kind of economic lever, the real estate industry has played a great role in the people's life. With the relationship between the real estate industry and the people's living standard is getting closer and closer. And with the rapid and sustainable development of China's social economy and the increasing disposable income of residents, the relationship between land prices and housing prices in China has become the most closely concerned topic of our people, the government, and developers. But their views on the relationship between the two are not uniform or even very different. The relationship between the two is the key to mobilizing the real estate market, so in order to help the real estate market develop quickly and effectively, It is of great significance to analyze and deal with the relationship between urban land price and house price scientifically. This paper analyzes the relationship between land price and house price, describes the connotation and composition of land price and house price on the basis of the theory of the relationship between them, and analyzes the relationship between them. This paper analyzes the influence of house price on land price and the influence of land price on house price, and then uses Granger causality test to test the final result scientifically. In this paper, some cities in China are divided into first-tier cities, second-tier cities and third-tier cities, and Beijing and Shanghai are regarded as the representative cities of first-tier cities. Taking Tianjin and Nanjing as the representative cities of the second-tier cities and Xuzhou and Lanzhou as the representative cities of the third-tier cities, the house price index and the land price index of these six cities are taken as reference samples. By classifying and analyzing the general situation of real estate market and land market of each city, the relationship between them is summed up and the corresponding research is carried out. The relationship between the three kinds of urban housing land price is obtained by quantitative analysis by Granger test and statistics. And the reasonable percentage of land price to house price is between 20% and 50%. Based on the final conclusion of the study, the relevant policy suggestions are put forward, and the government departments are advised to provide relevant laws, regulations and policies, and to perfect the land bidding and hanging system. Establish and improve the real estate price evaluation system to stabilize housing prices and meet the housing needs of the people.
