基于特征价格的太原市商品住宅价格空间分异研究

【摘要】:随着我国城市化的步伐加快,商品住宅市场化的节奏也日渐加快,而商品住宅价格问题则一跃成为街谈巷议的焦点。特别是近年来,城市商品住宅价格上涨过快,房价的波动和空间分异越来越引发社会各界的强烈关注。因此,分析研究城市商品住宅价格空间分异的形成原因、分布规律,剖析住宅价格空间分异形成的影响因素,并对各影响因素的影响方式进行探讨,其成果对相关政策的制定、开发商对项目的定价和消费者选择合适的住宅,都具有较高的参考价值。本文汲取国内外有价值的研究成果,结合太原市商品住宅市场的实际情况,运用GIS分析方法,以特征价格理论为基础,研究城市商品住宅价格空间分异形成的原因及深层动力。主要工作有:(1)以太原市六城区为研究区域,选择区域内的183个商品住宅小区为样本。在对大量文献分析的基础上,国内外学者普遍采用的住宅特征类型是:区位特征、建筑特征和邻里特征。确定了12个住宅特征作为特征价格模型的自变量,并对特征变量进行量化,构建特征价格模型。(2)运用GIS技术,在ArcGIS软件中对183个商品住宅小区的数据进行矢量化,利用空间内插法绘制出太原市商品住宅价格的等值线图和三维效果图,对太原市商品住宅价格空间分异进行直观的观察。所绘的图形呈现出以多个住宅中心向四周逐级降低的态势,由此反映太原市商品住宅价格分布不均衡的状况。(3)利用特征价格模型对太原市商品住宅价格进行分析,通过各住宅特征变量对住宅价格的影响效果,得出特征变量对住宅价格影响的具体数据。该模型的优势体现在可以考虑综合区位特征、邻里特征及建筑特征,从而解释特征变量对商品住宅价格能够产生的影响,从而掌握区位特征、邻里特征及建筑特征对住宅价格影响的重要意义。本文摒弃了传统定性分析的固有思路,以特征价格理论为基础构建太原市商品住宅特征价格模型,通过定量分析的方法对影响太原市商品住宅价格空间分异的关键因素进行分析和研究,并利用GIS技术让商品住宅价格的空间分布得到直观展现,为政府及相应部门科学决策提供有价值的参考依据。
[Abstract]:With the rapid pace of urbanization in China, the pace of marketization of commercial housing is also speeding up day by day, and the price of commercial housing has become the focus of discussion. Especially in recent years, the price of urban commodity housing has risen too fast, the fluctuation of house price and the spatial differentiation have attracted more and more attention from all walks of life. Therefore, this paper analyzes the formation reasons and distribution rules of spatial differentiation of urban commodity housing prices, analyzes the factors influencing the formation of spatial differentiation of housing prices, and probes into the influence ways of each influencing factor, and the results of the research on the formulation of relevant policies. Developers of the project pricing and consumers to choose the appropriate housing, have a high reference value. Based on the valuable research results at home and abroad and the actual situation of the commodity housing market in Taiyuan, this paper uses GIS analysis method, based on the characteristic price theory, to study the causes and deep motive force of the spatial differentiation of urban commodity housing prices. The main works are as follows: (1) taking the six urban areas of Taiyuan as the research area, 183 commercial residential districts in the area are selected as samples. Based on the analysis of a large number of literatures, the characteristics of residential buildings are generally adopted by domestic and foreign scholars as follows: location characteristics, architectural features and neighborhood characteristics. The characteristics of 12 houses are determined as the independent variables of the feature price model, and the characteristic variables are quantified, and the feature price model is constructed. (2) the data of 183 commercial residential quarters are vectorized in ArcGIS software by using GIS technology. Using spatial interpolation method to draw the isoline map and three-dimensional effect map of the commodity housing price in Taiyuan, and to observe the spatial differentiation of the commodity housing price in Taiyuan. The drawing figures show the trend of decreasing gradually with multiple housing centers, thus reflecting the uneven distribution of commodity housing prices in Taiyuan. (3) the commodity housing prices in Taiyuan are analyzed by using the characteristic price model. According to the effect of the characteristic variables on the housing price, the specific data of the influence of the characteristic variables on the housing price are obtained. The advantage of this model is that it can take into account the comprehensive regional characteristics, neighborhood characteristics and architectural characteristics, so as to explain the impact of the characteristic variables on the commodity housing prices, and thus grasp the location characteristics. This paper abandons the inherent idea of traditional qualitative analysis and constructs the characteristic price model of commodity housing in Taiyuan on the basis of characteristic price theory. By means of quantitative analysis, the key factors affecting the spatial differentiation of commodity housing prices in Taiyuan are analyzed and studied, and the spatial distribution of commodity housing prices is displayed intuitively by using GIS technology. It provides a valuable reference for the scientific decision of the government and the corresponding departments.
