昆山创意城项目的施工质量管理研究

【摘要】:以1998年《国务院关于进一步深化城镇住房制度改革加快住房建设的通知》的发布为标志,我国真正意义上的房地产业元年就此开启,我国住房领域全面转向商品房。随着近十几年我国经济持续的高位增长,我国房地产业依然成为国民经济的支柱性产业,为我国经济发展起到了至关重要的作用。随着房地产业的飞速发展,随之而来的工程质量问题也层出不穷。 房地产业位于建筑业管理体系金字塔的最顶端,无论是从质量控制、进度控制以及成本控制来看,其先进管理理念和管理措施实施的在建筑业中也最具有代表性。而优秀的工程质量是企业赢得客户认同,树立和保持企业良好形象的关键。所以工程质量控制是企业赖以生存的关键。房地产业的施工质量管理也从最初的简单、单一化的管理模式逐步转变为系统性、多样化的管理模式。 本文以昆山创意城项目为具体研究对象,通过对我国房地产开发过程中施工质量控制管理的现状的分析,结合昆山创意城项目的具体实践,对本项目开发施工质量管理机制内在系统作用规律及影响因素进行深入分析,力争找到昆山创意城项目施工质量管理机制的优化方案,为整个项目开发实践提供理论与实际的参考。 本文以昆山创意城项目为例,首先介绍了该项目的大致的情况,并对该项目的施工特点和施工质量现状进行概要性的阐述;第二,对本项目自身存在的项目质量管理规划按照施工进度安排的时间顺序进行详细的阐述和分析,包括事前准备、事中控制和竣工评定、验收等环节的质量控制规划;第三,对目前存在的施工质量问题以及出现这些质量问题的原因进行细化和分析;第四,针对目前项目质量管理规划下,项目施工过程中暴露的问题进行描述并进行分析,再者是针对暴露出的问题的因素以人为因素、机械设备因素、材料因素、方法因素和外部环境因素进行统计分析;第五,,根据对质量控制现状和出现的质量问题原因的分析,结合相关的工程项目质量管理理论,从事前准备、事中控制、产品控制、检查和验收环节提出昆山创意城项目的质量管理改进措施;最后,针对本项目的分析和施工质量方法的改进措施进行总结和展望。
[Abstract]:In 1998 the State Council on notice issued < > to further deepen the reform of the urban housing system to speed up housing construction as the symbol, the real sense of the real estate industry in this open, China's housing sector to commercial housing in recent years. With China's sustained high growth, China's real estate industry has become the pillar industry of the national economy, play a crucial role for the economic development of our country. With the rapid development of the real estate industry, the engineering quality problems also emerge in an endless stream.
The top of the real estate industry in the construction industry management system in Pyramid, both from the quality control, schedule control and cost control, the implementation of advanced management concepts and management measures in the construction industry is the most representative and excellent engineering quality is the enterprise to win customer recognition, the key to establish and maintain a good corporate image. So the project quality control is the key to the survival of the enterprise. The real estate construction quality management has gradually changed from the initial simple, single management mode for the system of diversified management mode.
This paper takes Kunshan creative city project as the research object, through analysis of the current situation of construction quality control and management of China's real estate development process, combined with the concrete practice of Kunshan creative city project, in-depth analysis of the effect of the inherent rules of system development and management mechanism of the project construction quality factors, and strive to find the optimization scheme of mechanism construction Kunshan city project quality management ideas, to provide theoretical and practical reference for the development of the entire project practice.
This paper takes Kunshan City creative project as an example, first introduced the general situation, and the outline of the project construction characteristics and construction quality status; second, on the planning of the quality management of this project the project schedule according to the time sequence of construction were discussed and analyzed, including pre preparation, evaluation and completion of control, quality control and other aspects of the planning approval; third, refinement and analysis of the causes of construction quality problems and quality problems; fourth, according to the project quality management planning, the problems exposed in the process of project construction are described and analyzed, and the the factors for the problems exposed to human factors, equipment factors, material factors, process factors and external environmental factors of fifth, according to the statistical analysis; Analysis of the current situation of quality control and quality problems of the reasons, combined with the theory of project quality management related, engaged in the preparation, control, control products, inspection and acceptance of the points of quality management of Kunshan creative city project improvement measures; finally, the improvement measures for the analysis purpose and methods and summarizes the construction quality outlook.
