解构REITs及试析该产品在我国的推广

【摘要】:2015年底我国房地产库存达到历史最高点,房地产业尤其是商业地产亟需通过金融创新手段将资产盘活,注入流动性。本文介绍了REITs这样一个金融创新工具的概念和国外的发展,用理论和数据分析了在我国推行REITs的必要性和我国已有的实践雏形,并对未来我国推行REITs进行了论证和展望。
[Abstract]:At the end of 2015, China's real estate inventory reached its highest point in history. Real estate, especially commercial real estate, urgently needs to invigorate its assets and inject liquidity through the means of financial innovation. This paper introduces the concept of REITs as a financial innovation tool and the development of foreign countries, analyzes the necessity of carrying out REITs in China and the prototype of practice in our country with theory and data, and demonstrates and prospects the implementation of REITs in China in the future.
