三亚产权式酒店产业发展研究

【摘要】:全球旅游业和我国旅游业的迅猛崛起大大推动了我国酒店业的成长,同时伴随着国民经济的稳步增长和人们生活水平的不断提升,产权式酒店在国内掀起了投资热潮。国务院于2009年12月31日颁布的《国务院关于推进海南国际旅游岛的建设发展的若干意见》中的第四部分关于大力发展与旅游相关的现代服务业,促进服务业转型升级中明确提出:加强产权式度假酒店的开发、建设、销售等环节的规范管理。充分显示出国家对于海南探索发展产权式酒店的支持和要求。产权式酒店在海南省的起步较早,我国第一家产权式酒店就诞生于海南,产权式酒店受到投资者的高度青睐,是由于其先天优势明显,与投资传统的房地产相比,具有投资少回报率高的特点。三亚作为全国著名的旅游度假胜地,拥有国内无可比拟的“3S(阳光Sun、大海Sea、沙滩Sand)"热带滨海旅游度假资源,这为三亚发展产权式酒店奠定了良好的基础。产权式酒店虽然在三亚已发展近15年,但是还存在着很多亟需解决的问题。本文通过综述国内外关于产权式酒店的研究,从理论的角度抽象和概括产权式酒店的概念和特征,明确产权式酒店的内涵,从宏观的角度概述国内外产权式酒店行业发展进展情况,针对本文研究的对象三亚产权式酒店,进行发展现状分析,对三亚25家产权式酒店进行实地考察,并通过访谈法进行调研,结合相关案例,找出三亚产权式酒店发展中存在的问题,进而针对问题进行分析,探讨三亚产权式酒店的发展对策。本文主要内容包括: 第一部分绪论:这部分分别概述了本文的研究背景、研究目的及研究意义,并说明本文研究内容、研究的技术路线、研究方法以及研究所涉及的主要创新点。 第二部分产权式酒店理论综述:这一部分首先回顾产权式酒店国内外研究的现状,阐述产权式酒店的概念和分类,浅析了国内外的发展现状,并进行了产权式酒店与相关业态的对比分析。 第三部分三亚产权式酒店的供给现状:这部分主要对三亚产权式酒店进行了概述、区位分布分析以及市场特征分析,最后进行三亚与其他地区的比较分析。 第四部分三亚产权式酒店运行机制与盈利模式:这部分首先对三亚产权式酒店的运营机制进行了分析,其次总结出三亚产权式酒店的盈利模式。 第五部分三亚产权式酒店案例及问题分析:本部分首先对两个产权式酒店的案例进行分析,进而找出三亚产权式酒店发展中存在的问题,最后对存在的问题进行了原因分析。 第六部分三亚产权式酒店发展对策:本部分根据前面五大部分的分析给出三亚产权式酒店未来发展的具体对策。 第七部分结论:主要是提炼本文研究的主要观点。
[Abstract]:The rapid rise of global tourism and tourism in China has greatly promoted the growth of China's hotel industry, accompanied by the steady growth of the national economy and the continuous improvement of people's living standards. Property rights hotels have set off an investment boom in China. Part IV of the State Council's opinions on promoting the Construction and Development of Hainan International Tourism Island promulgated by the State Council on December 31, 2009 is about vigorously developing and tourism. Related modern services, In promoting the transformation and upgrading of the service industry, it is clearly proposed to strengthen the development and construction of property rights resort hotels, The normative management of sales and other links fully demonstrates the support and requirements of the state for the exploration and development of property rights hotels in Hainan. Property rights hotels started early in Hainan Province, and the first property rights hotel in China was born in Hainan. The property right hotel is highly favored by investors because of its obvious inherent advantages, compared with traditional real estate, it has the characteristics of low return on investment and high return. Sanya is a famous tourist resort in the country. With the unparalleled "3s (Sunshine, Sea Seas, Sandsand)" tropical coastal tourism and vacation resources in China, this has laid a good foundation for the development of property hotels in Sanya. Although the property rights hotels have been developed in Sanya for nearly 15 years, However, there are still many problems that need to be solved. This paper summarizes the research on the property right hotel at home and abroad, abstracts and generalizes the concept and characteristics of the property right hotel from the angle of theory, and clarifies the connotation of the property right hotel. This paper summarizes the development of property rights hotel industry at home and abroad from a macro perspective, analyzes the present situation of the development of Sanya property hotel, and makes a field investigation of 25 property right hotels in Sanya. And through the interview method to carry on the investigation, unifies the correlation case, finds out the existence question in the Sanya property right type hotel development, then carries on the analysis to the question, probes into the Sanya property right type hotel development countermeasure. The main content of this article includes:. The first part is introduction: this part summarizes the research background, research purpose and research significance, and explains the research content, the technical route, the research methods and the main innovation points involved in the research. The second part is the summary of property right hotel theory: this part firstly reviews the present situation of property right hotel research at home and abroad, expounds the concept and classification of property right hotel, and analyzes the development situation at home and abroad. And has carried on the property right type hotel and the correlation trade pattern contrast analysis. The third part is the supply situation of Sanya property hotel: this part mainly summarizes the property right hotel of Sanya, analyzes the location distribution and market characteristics, and finally makes a comparative analysis between Sanya and other regions. The fourth part is about the operating mechanism and profit model of Sanya property right hotel: this part firstly analyzes the operation mechanism of Sanya property right hotel, and then summarizes the profit model of Sanya property right hotel. The fifth part of the Sanya property rights hotel case and problem analysis: this part of the first two property rights hotel case analysis, and then found out the problems in the development of Sanya property rights hotel, and finally analyzed the causes of the existing problems. The sixth part of the Sanya property hotel development countermeasures: this part according to the previous five parts of the analysis of the Sanya property rights hotel development in the future. The seventh part of the conclusion: mainly refining the main point of view of this study.
