上海市精品酒店微观选址影响因素研究

【摘要】:在当前高星级酒店激烈竞争的背景下,精品酒店作为一种新兴的酒店业态出现,突破传统星级酒店的标准化模式,满足人们对个性化、精细化服务的需求。随着我国大众旅游与国民休闲时代的到来,人们反对标准化、追求个性化、注重体验性的内生驱动,使得精品酒店有着巨大的发展空间。精品酒店己成为酒店行业的投资热点,以“小而精”、并注重个性化、精细化的服务为重点,迅速得到市场的认可。精品酒店的概念于本世纪初引入中国,2007年之后精品酒店在国内出现爆发式增长,据携程网数据显示,2007-2010年间,国内的精品酒店数量至少增加了200%。酒店的选址工作是新建酒店的首要任务,且具有不可逆性,将对未来酒店的经营发展起着决定性的作用。精品酒店的不可复制性及地域性使得其选址工作尤为重要。本研究选取上海市的部分精品酒店为样本,具有一定的代表性、权威性。一方面,上海市开放程度高,为精品酒店的聚集提供地域优势。国内第一家精品酒店落户上海,此后数家国际知名精品酒店品牌入驻上海。;另一方面,上海市经济发达,为精品酒店的发展提供客源优势。2016年人均GDP超过1万美元,位居全国第三[1]。本研究以区位理论、集聚理论、竞租理论、多核心理论为基础,总结已有研究成果,并结合上海市精品酒店发展现状,初步提出微观选址影响因素体系。整理实地调研与网上收集数据,从数量及品质、空间分布、管理主体、营建方式、经营效益、市场域等方面,分析上海市主城区(内环以内)精品酒店的特征。基于实地调研,从交通要素、旅游资源要素、商业要素、经营要素、文化要素分析精品酒店选址的特点。通过主成分分析法,对所选指标变量进行相关性分析,剔除对体系贡献率较小的变量,再通过熵权法,确定各个变量所占权重。最后对上海市精品酒店的空间布局以及选址优化提出合理化建议。本研究借鉴前人的研究经验,结合精品酒店独特的文化地域性,并将其量化成指标,以期理论上的创新。同时,采用多种研究方法,包括文献研究法、定量与定性结合法、地理信息系统方法等,初步提出选址体系,并以上海市主城区(内环以内)精品酒店为例,进行论证分析,增强研究结果的说服力。具体而言,包括以下几点结论:(1)根据国内外精品酒店行业联盟,从上海市的精品酒店中选取样本,分析上海市精品酒店发展现状:上海市精品酒店数量基本呈线性增长;地域分布不均,集中化指数较高;国内管理公司及业主自营较多,规模呈两极化发展;依托悠久历史文化,旧改营建为主;上海市精品酒店市场经营效益整体较好;市场域从市区向郊区呈现逐渐变大的趋势。(2)结合已有研究成果、理论基础以及上海市精品酒店现状,分析上海市主城区精品酒店选址特点:酒店均位于距地铁站1000m以内,92.1%的精品酒店位于城市主干道1000m以内,交通便利,可达性良好;周边自然旅游资源、历史人文资源较丰富,76.3%的酒店周边5km范围内有5家3A级以上景区景点,45.6%的酒店位于上海市历史文化风貌区,历史文化遗产资源丰富的徐汇、静安、黄浦三区的精品酒店占比为69.6%;精品酒店周边高星级酒店集聚,商业繁荣;酒店基本上偏好于地价高、区位好的地段。(3)结合主成分分析法、熵权法,构建上海市主城区精品酒店微观选址影响因素体系:影响因素分为四类,交通因子、商业因子、资源因子及经营因子。研究表明,微观选址对所在地资源因子依赖性最高,即区域历史文化程度与旅游资源禀赋,高端酒店集聚效应明显,对商务设施依赖性高,酒店分布在城市主干道1000m范围内,轨道交通便利,对交通枢纽、地价成本依赖性低。(4)根据研究结果对上海市精品酒店空间结构及选址提出几点优化建议:从政府层面出发,旅游管理部门应加强对精品酒店客源市场的调查;政府部门应加强宏观调控,平衡各区发展;加强历史文化挖掘、旅游资源开发,完善交通网络。从投资者角度出发,根据城市规划,合理预测精品酒店未来分布趋势;结合市场现状、政策导向,投资者合理选址。
