绿色建筑运营管理综合评价研究

【摘要】：对于绿色建筑的发展,在国内存在严重的“重建轻管”现象,各方大多只关注绿色建筑的设计和建设过程中新型绿色技术的应用,很少关注建造完成投入使用后绿色建筑的实际效益是否满足用户的需求,运营阶段的效益是否达到了最初的设计目标。建筑的运营管理阶段是落实各项绿色技术,获得环保、经济、社会文化效益的阶段,建立科学有效的绿色建筑运营管理评价体系有利于可持续发展目标的落实和实现。论文首先从绿色建筑运营管理的概念和各主要利益相关者的分析入手,其后对国内外与运营管理相关的具有代表性的先进绿色建筑评价体系进行对比分析,在以上分析对比的基础之上,从基本绿色管理制度、资源的节约与利用、环境营造及保护、智能化、经济效益、社会文化效益六个方面深入展开研究,构建了绿色建筑运营管理评价指标体系并确定了各指标的评价标准。利用区间层次分析法确定各指标权重,提高权重的准确性。根据绿色建筑运营管理灰色的特点,使用灰色欧几里德关联度模型进行综合评价,消除过去的加权平均法带来的各指标间相互补偿的现象对最后评价结果的影响,建立了绿色建筑运营管理的综合评价模型。最后以北京市获得绿色建筑运行标识二星级的某公共建筑为例,使用灰色欧几里德关联度模型对该建筑的运营管理进行综合评价,验证了本文所建绿综合评价体系的适用性。
[Abstract]:For the development of green building, there is a serious phenomenon of "rebuilding light pipe" in our country. Most of the parties only pay attention to the design of green building and the application of new green technology in the process of construction. Little attention has been paid to whether the actual benefits of green buildings after the completion of construction and use meet the needs of users and whether the benefits of the operation phase have reached the initial design objectives. The stage of operation and management of building is to carry out all kinds of green technology, to obtain environmental protection, economy and social and cultural benefits, and to establish a scientific and effective evaluation system of operation management of green building is conducive to the implementation and realization of the goal of sustainable development. The paper begins with the concept of green building operation management and the analysis of main stakeholders, and then compares the representative advanced green building evaluation system related to operation management at home and abroad. On the basis of the above analysis and comparison, this paper makes a deep research on the basic green management system, the conservation and utilization of resources, the construction and protection of the environment, the intelligence, the economic benefits and the social and cultural benefits. The evaluation index system of green building operation management is constructed and the evaluation standard of each index is determined. Using interval Analytic hierarchy process (AHP) to determine the weight of each index to improve the accuracy of the weight. According to the grey characteristic of green building operation management, the grey Euclidean relational degree model is used for comprehensive evaluation to eliminate the influence of the mutual compensation between the indexes brought by the previous weighted average method on the final evaluation results. A comprehensive evaluation model of green building operation management is established. Finally, taking a public building with two-star operation mark of green building as an example, the grey Euclidean relational degree model is used to evaluate the operation management of the building, which verifies the applicability of the green comprehensive evaluation system established in this paper.
