转型新时期上海房权空间分异格局和机制研究

【摘要】：以上海第六次人口普查数据居委会空间单元为基础,从房权视角切入研究在经济转型新时期上海市住房空间的分异格局及其影响机制。通过构建房权指数、差异指数和隔离指数,并分别从城市整体、中心城区与郊区三个空间尺度下,系统性掌握城市居住空间的结构性特征。研究发现近十年上海市房权分异程度略有上升,特别是中心城区内环至中环间房权指数较高,其印证了郊区化对于居住空间的重构影响,另外中心城区差异指数低于外围地区,而其隔离指数高于外围地区。在影响机制方面,研究发现城市社会分层结构明显,在中心城区房权分异主要受到制度与市场因素的制约,外围地区由于市场制约性降低,个人选择影响增加,而制度因素影响仍然显著。
[Abstract]:Based on the spatial unit of residential committee of the sixth census of Shanghai, this paper studies the spatial differentiation pattern and its influence mechanism of housing space in Shanghai in the new period of economic transformation from the perspective of housing rights. Through the construction of housing ownership index, difference index and isolation index, and from the city as a whole, the central city and the suburbs of three spatial scales, systematically grasp the structural characteristics of urban residential space. The study found that the degree of housing rights differentiation in Shanghai increased slightly in the past ten years, especially the higher index of housing rights between inner ring and central district, which confirmed the influence of suburbanization on the reconstruction of living space. In addition, the difference index of central urban area was lower than that of peripheral areas. And its isolation index is higher than the peripheral area. In terms of the influence mechanism, the study found that the urban social stratification structure is obvious, the differentiation of housing rights in the central urban area is mainly restricted by institutional and market factors, and the influence of individual choice increases in the peripheral areas due to the reduction of market constraints. The institutional factors are still significant.
