广州市物业服务价格指数研究

【摘要】:我国物业管理行业历经30多年的发展,在各方面取得了巨大的进步,对国民经济和大众生活的影响日益彰显。但是,我国的物业管理行业在发展的过程当中依旧存在着一系列的问题,其中,关键问题之一是科学的物业服务价格调节机制尚未建立,物业服务价格与物业服务成本的变动严重脱节。因此,建立能较为客观的反映物业服务价格变化趋势与特征的物业服务价格指数,为物业服务项目的价格调节给出较为科学客观的价格评判依据,就显得特别重要。本文研究借鉴其他相关价格指数的研究成果,从物业服务行业的特点出发,意图建立一套完善的物业服务价格指数体系,确定合理的物业服务价格指数编制方法,并以广州市部分住宅物业服务项目价格为样本,编制出初步的广州市住宅物业服务价格指数。论文第一部分概述选题背景、研究目的、研究意义、论文结构、研究方法、研究思路和创新点;第二部分,广泛查找、研读国内外关于价格指数的相关文献,通过研究国内外相关行业对于商品类和服务类价格指数的编制,归纳总结出各类价格指数的定义、指数体系和编制方法(数据收集、数学模型、权重、基期和报告期)等;第三部分和第四部分借鉴国内外相关行业构建价格指数体系以及模型的方法和成功经验,并结合物业服务行业的特点,分别构建出物业服务价格指数体系,归纳总结出编制物业服务价格指数的方法(数据收集、数学模型、权重、基期和报告期);第五部分,在指数体系和编制方法都已确定的基础上,设计出数据收集表格,在征得广州市天河区房管局的同意后,以独立第三方的身份对2010年至2014年广州市天河区新备案的住宅物业服务项目的价格和建筑面积进行调查,收集相关数据,并采用Excel软件和SPSS软件对数据进行整理分析,然后,将整理过的数据带入数学模型,计算出物业服务价格指数,并对价格指数之间的关系进行分析;第六部分对所做研究进行总结。
[Abstract]:After more than 30 years of development, China's property management industry has made great progress in various aspects, and the impact on the national economy and public life is increasingly evident. However, there are still a series of problems in the process of development of the property management industry in China. One of the key problems is that the scientific price regulation mechanism for property services has not yet been established. Property service prices and property service costs change seriously out of step. Therefore, it is very important to establish the index of property service price which can objectively reflect the trend and characteristics of property service price, and to provide a more scientific and objective basis for the price adjustment of property service items. Based on the research results of other related price indices and the characteristics of the property service industry, this paper intends to establish a set of perfect property service price index system and to determine a reasonable method for compiling the property service price index. Based on the price of some residential property service items in Guangzhou, the preliminary price index of residential property service in Guangzhou is worked out. The first part of the thesis summarizes the background, purpose, significance, structure, research methods, research ideas and innovation; The second part, find out extensively, study the related literature about price index at home and abroad, through studying the compilation of price index of commodity and service category in related industry at home and abroad, sum up the definition of all kinds of price index. Index systems and compilation methods (data collection, mathematical models, weights, base periods and reporting periods); The third part and the fourth part draw lessons from the domestic and foreign related industries to construct the price index system and the successful experience, and combine the property service industry characteristic, respectively constructs the property service price index system. Summarize the method of compiling price index of property service (data collection, mathematical model, weight, base period and reporting period); The fifth part, on the basis of the index system and the compilation method, designs the data collection form, after obtaining the consent of the Housing Bureau of Guangzhou Tianhe District, In the capacity of an independent third party, the price and building area of newly recorded residential property service projects in Tianhe District of Guangzhou City from 2010 to 2014 were investigated, and relevant data were collected and analyzed using Excel software and SPSS software. Bring the data into the mathematical model, calculate the property service price index, and analyze the relationship between the price index; The sixth part summarizes the research done.
