我国典型城市居民住房租买选择差异研究

【摘要】:本文以我国10个典型城市调研数据为基础,分析居民住房租买选择意愿。一方面,运用二元Logistic模型分析城镇居民住房租买选择的影响因素;另一方面,应用影响指数法对影响因素进行重要性排序。研究发现,不同城市影响居民租买选择的因素和影响因素的重要性都不尽相同,分区域的实证研究进一步揭示出城镇居民住房租买选择的差异性在经济发展水平相对较高的城市和区域更加突出。本文建议针对居民租买选择城市间差异应分城施策、分类调控,并对不同类型城市关于发展租赁市场、保障房供应模式和去库存等问题给出意见和建议。
[Abstract]:Based on the survey data of 10 typical cities in China, this paper analyzes the residents' willingness to rent and buy housing. On the one hand, the binary Logistic model is used to analyze the influencing factors of the choice of urban residents' housing rental, on the other hand, the influence index method is used to order the importance of the influencing factors. The study found that the factors that affect the residents' choice of rent and purchase and the importance of the factors are different in different cities. The sub-regional empirical study further reveals that the difference of housing rental and purchase options of urban residents is more prominent in cities and regions with relatively high level of economic development. This paper suggests that the difference between urban rent and purchase should be divided into cities, and puts forward suggestions and suggestions on the development of leasing market, indemnificatory apartment's supply mode and stock removal in different types of cities.
