T房地产开发公司发展战略研究

【摘要】:伴随着我国市场经济的蓬勃发展,房地产业也得到了空前的繁荣。“十一五”期间,我国房地产业年均投资增长率约20%,房地产竣工面积年均增长约20%,年均房产销售面积增长超过20%。2013年,我国房地产开发投资总额达8.6万亿元,同比增长19.8%(不考虑价格因素实际增长19.4%),商品住宅投资总额增长19.4%。然而,面对国家宏观调控和国际金融市场的冲击,房地产开发企业面临着方方面面的危机和挑战。制订科学规范的管理制度,加快推进企业发展战略的实施,具有十分重要的意义。在本文中,以T房地产开发公司作为研究对象,通过分析国家和地方房地产业的发展现状及趋势,研究房地产市场规律和房地产竞争战略,对房地产业在GDP中的比重和影响、房地产供需关系、房地产企业战略等方面进行分析。从政策和法律环境、经济、社会和行业环境方面,详细分析T房地产开发公司的宏观和微观环境;从T房地产开发公司的运行概况、国家和江苏省房地产市场供需情况、泰兴市房地产市场发展现状、城市规划布局和发展前景,详细分析T房地产开发公司的发展现状。运用SWOT综合分析方法,翔实研究T房地产公司外部的机会和威胁、内部的优势和劣势,对T房地产公司面临的机会和威胁、优势和劣势进行科学地匹配,进一步探讨该公司发展的战略规划、战略目标和战略选择。确定采用发展型战略、差异化战略和集中化战略进行优化组合,实施同心多元化战略为主、市场开发战略为辅的战略组合模式,采取培育企业的优秀文化、创新企业的管理模式、优化企业的投资布局、强化企业的品牌建设和拓宽企业的融资渠道等措施。
[Abstract]:With the vigorous development of our market economy, the real estate industry has also been an unprecedented prosperity. During the "Eleventh Five-Year Plan", the average annual investment growth rate of real estate industry in China is about 20%. The average annual growth of the completed area of real estate is about 20%, and the average annual sales area of real estate is more than 20.2013, and the total investment in real estate development in China reaches 8.6 tillion yuan. The year-on-year increase of 19.8m (not taking into account the price factor, the real increase of 19.4b), the increase of the total investment of commodity housing (19.4b). However, in the face of the impact of the national macro-control and the international financial market. Real estate development enterprises are facing various crises and challenges. It is of great significance to formulate a scientific and standardized management system and speed up the implementation of enterprise development strategy. Taking T Real Estate Development Company as the research object, through analyzing the current situation and trend of the national and local real estate industry, the paper studies the law of real estate market and the real estate competition strategy. This paper analyzes the proportion and influence of real estate industry in GDP, the relationship between supply and demand of real estate industry, the strategy of real estate enterprise, and so on, from the aspects of policy and legal environment, economy, society and industry environment. Detailed analysis of T real estate development company macro and micro environment; From T real estate development company's general situation, the state and Jiangsu Province real estate market supply and demand situation, the Taixing real estate market development present situation, the city planning layout and the development prospect. This paper analyzes the development status of T Real Estate Development Company in detail. Using SWOT comprehensive analysis method, the paper studies the external opportunities and threats, internal strengths and weaknesses of T Real Estate Company. This paper scientifically matches the opportunities and threats, strengths and weaknesses of T real estate company, further discusses the strategic planning, strategic objectives and strategic choices of the development of T real estate company, and determines the adoption of developmental strategy. Differentiation strategy and centralized strategy to optimize the combination of the implementation of concentric diversification strategy, market development strategy supplemented by the strategic combination model, adopt the cultivation of excellent corporate culture, innovation of enterprise management model. Optimize the investment layout of enterprises, strengthen the brand construction of enterprises and broaden the financing channels of enterprises and other measures.
