【摘要】：随着城市的不断发展,在城市中心出现了业态、功能复合的城市综合体,它不仅满足人们不同的需求,也成为体现城市价值的商业地产。现阶段,全国范围内的大城市已经开发了较多的城市综合体,二三线城市也在争相建设,希望特色项目成为本城市的一张具有内涵的名片。城市综合体业务具有两方面的特性：一是,促进建设集约化城市、创造城市最大效益；二是,开发具有风险,因此应该防止过度开发。本文主要目的在于研究ZF公司的综合体开发业务战略的制定,通过研究,寻找城市综合体开发的正确路线,具有实用意义。本文对ZF公司的目前经营状况及经营战略做了介绍,利用现有理论,分析ZF公司城市综合体业务的外部环境和ZF公司城市综合体业务开发的内部条件,并结合公司层战略,进行公司战略-业务外部环境-业务内部条件的匹配分析,由此推演出适合ZF公司城市综合体业务发展的战略。最后,提出了zF公司城市综合体业务的开拓战略的具体实施途径和方法。
[Abstract]:With the continuous development of the city, in the city center appeared the form of urban complex, functional complex, not only to meet the different needs of people, but also to reflect the value of the city of commercial real estate. At the present stage. Large cities throughout the country have developed more urban complexes, and the second and third tier cities are also competing for construction. It is hoped that the characteristic project will become a business card with connotation in this city. The business of urban complex has two characteristics: first, to promote the construction of intensive city and to create the maximum benefit of the city; Second, the development has the risk, therefore should prevent the over-exploitation. The main purpose of this paper is to study the ZF company's complex development business strategy formulation, through the research, to find the correct route of the urban complex development. It is of practical significance. This paper introduces ZF company's current management situation and management strategy, analyzes the external environment of ZF company's urban complex business and the internal conditions of ZF company's urban complex business development using the existing theory. And combined with corporate strategy, the company strategy-business external environment-business internal conditions matching analysis, from which to deduce the ZF company city complex business development strategy. Finally. This paper puts forward the specific implementation ways and methods of the development strategy of ZF company's urban complex business.
