成都市养老地产市场需求研究

【摘要】:随着城市化进程的不断加快,城市人口老龄化问题日益凸显,老年人的居住需求问题逐渐引起了人们的重视。发展养老地产是顺应社会发展的必然趋势。对养老地产市场需求进行分析,对于政府制定宏观调控政策以及企业制定发展战略具有更大的参考价值。成都市早在2000年已迈入人口老龄化社会,人口老龄化所带来的家庭结构和居住模式的转变以及人们对养老地产的了解关注都为养老地产市场的发展创造了有利条件。 本研究以成都市的老年人为研究对象,,试图从老年社会学理论、人口转变理论、老年人需求结构理论和社区照顾理论的角度对城市老人的养老问题进行分析。通过对成都市老年群体人展开实地调研,探索分析老年人当前的个人基本状况、居住状况和养老需求意愿。同时,采取定量研究和定性研究相结合的方式,从人口、经济、社会、政策四个维度提取影响因素,运用灰色系统相关方法分析成都市养老地产市场需求影响因素及其影响程度大小,预测养老需求总量,并且对养老地产市场需求进行前景分析。文章最后从国家(政府)、社会、企业三个不同角度出发,建议通过完善政策法规、构建第三方养老服务评估体系、构建养老地产产业化支撑体系、建立专业化的养老服务人才体系、寻求跨行业合作、加强行业协会约束作用、积极转变养老居住的传统观念、打造多元化租购模式、构建多层次差异化的养老服务体系等多种需求释放策略,将成都市潜在的养老市场需求转变为有效需求,带动养老地产健康发展。
[Abstract]:With the rapid development of urbanization, the problem of urban population aging is becoming more and more prominent. People pay more and more attention to the housing demand of the elderly. It is an inevitable trend to adapt to the development of the society to develop the old-age real estate. It is of greater reference value for the government to formulate macro-control policies and enterprises to formulate development strategies. As early as 2000, Chengdu has entered an aging population society. The changes of family structure and living mode brought by the aging of population, as well as people's attention to the old-age real estate, have created favorable conditions for the development of the old-age real estate market. In this study, the elderly in Chengdu as the research object, trying to from the theory of sociology of the elderly, the theory of population transition, From the perspective of the demand structure theory and community care theory of the elderly, this paper analyzes the old-age problems of the urban elderly. Through the field investigation of the elderly group in Chengdu, it explores and analyzes the current basic situation of the elderly. At the same time, using the combination of quantitative and qualitative research, the factors are extracted from the four dimensions of population, economy, society and policy. Using the grey system correlation method to analyze the influencing factors and the influence degree of the demand of the pension real estate market in Chengdu, to forecast the total demand for the aged, and to carry on the foreground analysis to the demand of the endowment real estate market. From three different angles, it is suggested to establish a third party pension service evaluation system through perfecting policies and regulations, to construct a supporting system for the industrialization of pension real estate, to establish a specialized pension service talent system, and to seek cross-industry cooperation. Strengthen the restrictive role of industry associations, actively change the traditional concept of old-age housing, create a diversified rental purchase model, build a multi-level differentiated pension service system and other demand release strategies. The potential pension market demand in Chengdu will be transformed into effective demand to promote the healthy development of pension real estate.
