中美房地产经纪运营模式比较研究

【摘要】:衣食住行是生活的前提和保障,住房在国人眼中属于不可或缺的元素。我国经济发展过程中,房地产业发挥着越来越重要的作用。房地产中介行业是房地产发展过程中不可缺失的环节,其中房地产经纪业更是极其重要的组成部分。迅猛发展的房地产业需要完善的房地产经纪业作为支撑,,然而在实践发展过程中,房地产经纪业暴露出一定的不足和漏洞。为有效解决房地产经纪业中的问题,专家学者借鉴以美国为首的发达国家经纪理论,以期在此基础之上改善我国房地产经纪发展模式,但结果并不乐观。究其原因发现,过往专家学者并没有深入研究美国房地产经纪业本质,且对于我国房地产经纪业认知不足。故而本文力求探寻美国房地产经纪业本质,在此基础之上充分考虑国内行情,对我国房地产经纪业提出一定的改善建议。 本文第二章对房地产经纪业所涉及的相关概念加以阐述,如房地产经纪,经纪人,房地产经纪机构运营模式等,这些概念是构成整篇文章的基础。 本文第三章对我国房地产经纪现状进行了深入的列举并对我国房地产经纪业中存在的问题加以分析。比如房地产经纪人管理,房地产经纪机构监管及法律层面的现状及问题。 本文第四章对美国的房地产经纪历程进行了回顾,并深入剖析美国在房地产经纪信息共享,房地产经纪机构及经纪人管理方面的成熟方面,最后深入研究了美国房地产经纪监管及法律体系。 本文第五章对于中美房地产经纪的发展的差异及相关方面的做出了比较分析,从而得出相应值得我国借鉴的方面,尤其是房地产经纪机构运营及法律监管方面的成熟可鉴经验,为我国房地产经纪的正确发展提出了可行性建议。
[Abstract]:Food, clothing, housing and transportation are the prerequisite and guarantee of life. Housing is an indispensable element in the eyes of Chinese people. In the process of our economic development, The real estate industry plays an increasingly important role. The real estate intermediary industry is an indispensable link in the development of real estate. Among them, the real estate brokerage industry is an extremely important part. The rapid development of the real estate industry needs to be supported by a perfect real estate brokerage industry, but in the process of practical development, In order to solve the problems in real estate brokerage industry effectively, experts and scholars draw lessons from the theory of brokerage in developed countries led by the United States in order to improve the development mode of real estate brokerage in China on this basis. However, the results are not optimistic. It is found that experts and scholars in the past did not deeply study the nature of the real estate brokerage industry in the United States, and did not have enough knowledge of the real estate brokerage industry in China. Therefore, this paper tries to explore the nature of the real estate brokerage industry in the United States. On this basis, fully consider the domestic market, real estate brokerage industry in China to put forward some suggestions for improvement. The second chapter expounds the related concepts of real estate brokerage, such as real estate broker, broker, real estate broker business model, etc. These concepts form the basis of the whole article. The third chapter lists the current situation of real estate brokers in China and analyzes the existing problems in real estate brokerage industry, such as the management of real estate brokers, the supervision of real estate brokerage institutions and the legal aspects of the present situation and problems. The fourth chapter reviews the history of real estate brokers in the United States, and deeply analyzes the mature aspects of the information sharing of real estate brokers, the real estate brokerage institutions and the management of real estate brokers in the United States. At last, it studies the regulation and legal system of American real estate broker. In the fifth chapter, the author makes a comparative analysis of the differences in the development of real estate agents between China and the United States and the related aspects, and draws the corresponding aspects that our country can use for reference. In particular, the mature experience in the operation of real estate brokerage institutions and the supervision of the law provides feasible suggestions for the correct development of real estate brokers in China.
