ZZ房地产公司工程招投标管理风险防控策略研究

【摘要】:随着我国经济的快速发展,建筑业越来越成为国民经济的支柱产业。在这样的背景下,作为建设项目开发的重要环节,招投标管理工作的有效管理是工程产品项目开发成功的基础。因此规避招投标管理工作风险的意义在于保证招投标工作事宜顺利开展,确定合理供应商需要科学的招投标管理工作流程。而我国目前招投标管理工作发展不均衡,很多中小型房地产公司在招投标管理工作中存在很多管理风险,管理风险的累积势必对建设项目的开发造成影响,甚至造成项目开发失败,造成诸如“烂尾楼”,旷日持久的官司纠纷等严重后果。所以为规避中小房地产公司在招投标管理工作中的风险,本文以一家四川地区的ZZ房地产公司作为研究对象,分析了ZZ房地产公司现有的招投标管理工作流程现状,再研究来自国外的一家中国最大的外资房地产公司KD房地产公司的招投标管理工作流程,找出ZZ房地产公司招投标管理工作风险点,结合风险管理理论并结合ZZ公司的实际情况,重新优化ZZ公司的招投标管理工作流程。在通过对ZZ房地产公司的流程优化,切实起到规避招投标管理工作风险的作用,为其他有招投标业务的公司提供参考。为我国招投标规范管理提供一些经验,为招投标管理事业发展尽一点绵薄之力。
[Abstract]:With the rapid development of China's economy, the construction industry has become the pillar industry of the national economy. Under this background, as an important link of construction project development, the effective management of bidding management is the foundation of successful project development. Therefore, the significance of avoiding the risk of bidding management is to ensure the smooth development of bidding work, and to determine that reasonable suppliers need a scientific workflow of bidding management. However, the development of bidding management in our country is not balanced at present. Many small and medium-sized real estate companies have a lot of management risks in bidding management, and the accumulation of management risks is bound to have an impact on the development of construction projects. Even causes the project to develop the failure, causes such as "uncompleted building", the protracted lawsuit dispute and so on serious consequence. In order to avoid the risk of small and medium-sized real estate companies in bidding management, this paper takes a ZZ real estate company in Sichuan as the research object, and analyzes the current situation of ZZ real estate company's current bidding management process. Then study the bidding management workflow of KD Real Estate Company, one of the largest foreign real estate companies in China, and find out the risk points of bidding management work in ZZ Real Estate Company. Combining with the theory of risk management and the actual situation of ZZ Company, the workflow of bidding management of ZZ Company is optimized. By optimizing the process of ZZ real estate company, it can effectively avoid the risk of bidding management, and provide reference for other companies with bidding business. It provides some experience for the standardized management of bidding in our country and makes a little contribution to the development of the management of bidding and bidding.
