三亚和泓房地产项目成本控制研究

【摘要】:随着中国房地产市场的飞速发展和房价的飞速高涨及政府部门的价格调控,房地产项目成本控制已经成为各家房地产公司控制的主要目标并成为提升利润的重要渠道之一。尤其是在三亚,房地产项目的竞争之激烈,项目成本控制已经成为各家房地产公司控制的重中之重。本文以三亚和泓房地产开发有限公司开发的和泓假日阳光项目为研究对象,对该项目的成本控制进行研究和分析。本文对于房地产项目成本控制具有一定的理论和实践借鉴意义。本文研究的主要内容包括:第一部分为课题研究的背景及研究意义,以及相应的理论现状,以此展开,分析了三亚和泓房地产开发有限公司及成本控制现状,并结合和泓假日阳光项目的实际情况,分析了该公司成本分析的现状。第二部分主要就三亚和泓房地产有限公司和泓假日阳光的成本控制进行了分析,找出其成本控制存在的问题,并分析原因。第三部分根据该项目存在的问题给出解决的方法及措施。第四部分将给出的建议和措施运用于项目成本控制后的效果分析。本文从成本管理理念、管理方法及管理过程等方面分析项目成本控制过程中存在的问题,并在此基础上,分析项目应如何开展成本控制工作。最后主要从项目建设过程中分析如何进行成本控制,主要包括建立高效的管理组织、严格总承包单位的管控、加强甲供材的管控及强化建设过程中合同管理、变更签证管理及质量管理等。
[Abstract]:With the rapid development of China's real estate market, the rapid rise of house prices and the price control of government departments, the cost control of real estate projects has become the main goal of real estate companies to control and become one of the important channels to enhance profits. Especially in Sanya, with the fierce competition of real estate projects, project cost control has become the most important control of real estate companies. This paper studies and analyzes the cost control of Hehong Holiday Sunshine Project, which is developed by Sanya and Hong Real Estate Development Co., Ltd. This paper has certain theoretical and practical significance for real estate project cost control. The main contents of this paper are as follows: the first part is the background and significance of the research, as well as the corresponding theoretical status quo, so as to analyze the current situation of Sanya and Hong Real Estate Development Co., Ltd and its cost control. Combined with the actual situation of Hehong Holiday Sunshine Project, this paper analyzes the current situation of cost analysis of the company. The second part mainly analyzes the cost control of Sanya Real Estate Co., Ltd and Hong Holiday Sunshine, finds out the problems existing in the cost control, and analyzes the reasons. The third part gives the methods and measures to solve the problems existing in the project. The fourth part will give the suggestion and the measure to apply to the project cost control the effect analysis. This paper analyzes the problems existing in the process of project cost control from the aspects of cost management idea, management method and management process, and on this basis, analyzes how to carry out the cost control work of the project. Finally, it mainly analyzes how to carry out cost control from the process of project construction, mainly including establishing efficient management organization, strict control of general contracting units, strengthening the control of A supply materials and strengthening contract management in the process of construction.
