工业地产开发成本管理绩效改善研究
[Abstract]:At present, China's industrial real estate is ushering in a new stage of all-round development, and the value of investment is gradually emerging. However, the standardization of the industrial real estate development market and the return of profit level to value are the inevitable trend of market development. The strategic significance of improving the performance of the cost management of industrial real estate development is far more important than the expansion of scale. According to the characteristics of industrial real estate development, scientific, systematic, practical and feasible methods to improve the performance of development cost management. Therefore, this paper has certain theoretical and practical significance. This paper attempts to improve the performance of development cost management from the perspective of industrial real estate development enterprises. On the basis of the theory of performance management, this paper defines the concept and characteristics of the performance of the cost management of industrial real estate development, and provides a theoretical basis for the follow-up study. Then, through the decomposition of the development process, literature research and questionnaire survey, the key factors affecting the performance of the practical and managerial levels of the cost management of industrial real estate development are screened out to improve performance. On this basis, a six sigma cycle improvement model is introduced, which is consistent with the demand of performance improvement of industrial real estate development cost management. By defining, measuring, analyzing, improving and controlling the cycle of five steps, the purpose of the whole cycle improvement of performance of development cost management is realized. Finally, the industrial real estate is opened up with an example analysis. Six Sigma performance cycle improvement model is applied to the actual industrial real estate development process, and scientific and reasonable suggestions are put forward for the performance improvement. Through the research and Discussion on the performance improvement of the cost management of industrial real estate development, the author hopes to have a more comprehensive understanding of the industrial real estate development and its cost management performance. The improvement of cost management performance and the improvement of comprehensive strength of enterprises provide certain theoretical basis and practical guidance.
