房地产实际库存测算方法的比较与优化——基于东部地区某三线城市数据

【摘要】:当前市场对于房地产库存特别是三四线城市的实际库存状况、计算方法和去库存难度存在诸多争议。本文以东部地区某三线城市为例,比较了三种房地产库存计算方法的内涵和统计结果,认为三种房地产库存计算方法均存在明显缺陷,不能直接等同于实际库存水平,并基于待售面积和开发企业存货周转率等数据,提出了一种新的实际库存测算方法,并测算了房地产开发企业存货周转期和狭义去化周期。与传统房地产库存计算方法相比,新的测算方法在准确性、可比性和客观性方面具有明显优势,适用于当前三四线城市的实际库存测算。在对房地产实际库存测算的基础上,本文针对样本城市房地产市场和去库存提出了相关对策建议。
[Abstract]:At present, there are many controversies on the real estate inventory, especially the actual inventory situation of the third and fourth tier cities, the calculation method and the difficulty of destocking. This paper takes a third line city in the eastern region as an example. Comparing the connotation and statistical results of the three real estate inventory calculation methods, it is concluded that the three real estate inventory calculation methods have obvious defects and can not be directly equal to the actual inventory level. Based on the data of unsold area and inventory turnover of developing enterprises, a new method of actual inventory measurement is proposed. Compared with the traditional real estate inventory calculation method, the new method has obvious advantages in accuracy, comparability and objectivity. Based on the actual inventory measurement of real estate, this paper puts forward some countermeasures and suggestions for the sample city real estate market and destocking.
