三线城市中小型房地产企业发展战略研究

【摘要】:三线城市,曾是我国广大中小型房地产企业生存发展的肥沃土壤,但在当前,全国知名房企纷纷进驻、本土实力企业内部夹击,使得三线城市中小型房地产企业面临着全所未有的严峻挑战,迎难而上还是伺机退出转型,成为了事关中小型房地产企业生存发展的重大问题。 本文通过分析三线城市中小型房地产企业的现状,借助访谈问卷调查分析当前中小型房地产企业面临的两大类问题:即传统问题与发展战略问题;结合蓝海战略、合作竞争、差异化战略等相关理论基础,对三线城市中小型房地产企业的发展战略提出若干对策建议。提出三线城市中小型房地产企业首先应科学系统地分析企业的内外部环境,在战略选择上偏向稳定型的组合战略;针对中小房地产企业如何发展壮大的问题,本文从“扎根本土分类开拓各区域市场、开拓保障房等政府主导领域、依托地方特色产业介入新型城镇化建设、以合作开发为基础打造战略联盟”等四个方面提出了相应的对策建议。 本文的主要亮点在于紧密结合当前的政策背景及竞争形势,选取三线城市这一特定范围研究中小型房地产企业的发展战略问题,具有很强的创新性;对中小型房地产企业如何分析内外部环境、进行正确的发展战略定位及战略选择、寻求企业发展壮大的突破口均具有一定的参考意义。
[Abstract]:The third-tier cities have been the fertile ground for the survival and development of the vast number of small and medium-sized real estate enterprises in China, but at present, well-known housing enterprises throughout the country are stationed in succession, and domestic strength enterprises are fighting inside. The small and medium sized real estate enterprises in the third tier cities are facing all the severe challenges that they have never had before. It has become a major issue concerning the survival and development of the small and medium-sized real estate enterprises to face the difficulties or wait for the opportunity to withdraw from the transformation. By analyzing the present situation of the small and medium-sized real estate enterprises in the third tier cities, this paper analyzes the two kinds of problems facing the small and medium-sized real estate enterprises by means of the interview questionnaire: the traditional problem and the development strategy, the cooperation and competition in combination with the blue sea strategy. On the basis of differentiation strategy and other related theories, this paper puts forward some countermeasures and suggestions for the development strategy of small and medium-sized real estate enterprises in the third tier cities, and puts forward that the small and medium-sized real estate enterprises in the third tier cities should first scientifically and systematically analyze the internal and external environment of the enterprises. Aiming at the problem of how to develop and expand the small and medium-sized real estate enterprises, this paper develops the regional markets from "rooted in the native land, and develops the leading areas of the government, such as indemnificatory apartment." Depending on the local characteristic industry to intervene in the new urbanization construction and to build the strategic alliance based on the cooperative development, the corresponding countermeasures and suggestions are put forward. The main highlight of this paper is closely combined with the current policy background and competition situation, select the third-tier city this specific scope to study the development strategy of small and medium-sized real estate enterprises, has a strong innovation; It has certain reference significance to the small and medium-sized real estate enterprise how to analyze the internal and external environment, to carry on the correct development strategy localization and the strategic choice, to seek the breakthrough of the enterprise development and growth.
