房地产投资信托基金发展现状研究

【摘要】:房地产业是我国经济的中流砥柱,房地产业的健康成长和长远发展对社会稳定和经济稳定具有重要意义。作为房地产业重要组成部分的商业地产随着我国市场经济的发展和收入水平的提高在国民经济中的比重也越来越高。针对商业地产现金回流慢、投资周期长的特点,参考国外经验、结合我国国情,为商业地产业寻求融资新途径,促进行业良性循环,对帮助商业地产行业健康持续发展意义重大。房地产投资信托基金(REITs)被认为是一个较为理想的选择。房地产投资信托基金(REITs)作为能够有机结合商业地产市场与资本市场的融资方式,很好地推动了国外一些国家房地产业的健康发展。但是我国房地产业起步较晚,金融体系还不完善,如何在国内现行法律制度与金融环境下需求突破,促进REITs顺利、健康地发展值得研究。本文对REITs在中国的发展现状进行分析研究,并提出自己理解和建议。首先对REITs的基本理论展开论述,包括其定义与类型等;对国内外学者的研究成果进行分析总结,然后结合国内经济环境指出REITs的可行性和发展基础;再结合国内相关实施案例指出国内REITs面临的问题;最后给出REITs在国内进一步发展的建议并对可采纳的运行机制进行探讨。建议尽早推出房地产投资信托基金,推进我国商业地产的去库存,推进我国商业地产供给侧改革。
[Abstract]:The real estate industry is the mainstay of China's economy, the healthy growth of the real estate industry and long-term development is of great significance for social and economic stability. As an important part of the real estate industry of commercial real estate as the proportion of China's market economy development and raising the level of income in the national economy is more and more high. For cash the slow flow of commercial real estate, characteristics of the long investment cycle, with reference to foreign experience, combined with China's national conditions, to seek new ways of financing for commercial real estate industry, promote a virtuous cycle, to help commercial real estate industry sustainable development is ofgreat significance. Real estate investment trusts (REITs) is considered to be an ideal room. Real estate investment trusts (REITs) as the organic combination of the commercial real estate market and the capital market financing, it is good to promote the healthy development of the real estate industry in some foreign countries But China's real estate industry started relatively late, the financial system is not perfect, how to demand breakthrough in the financial environment and the current legal system of China, to promote the smooth and healthy development of the REITs, is worth studying. A study on the development situation of China in REITs in this paper, and put forward their own understanding and suggestions. Firstly, the basic theory of REITs is discussed, including its definition and types; research achievements of scholars at home and abroad are summarized, and then combined with the domestic economic environment, pointed out the feasibility and development of REITs; combined with the domestic implementation of the case pointed out that domestic REITs problems; finally, the further development of REITs in China and suggestions on operation mechanism can be adopted by the discussion. Recommend early launch of real estate investment trusts, promoting China's commercial real estate to the inventory, to promote China's commercial real estate supply side reforms.
