【摘要】:本文通过对中国城镇化发展的研究,国内房地产市场的分析,结合Smart公司的经营管理状况等各方面的因素,肯定了Smart公司发展壮大房地产业的可行性。同时,从企业内源性、外源性融资两个方面,对公司如何解决融资难问题提出意见和建议。 首先要强化主业,科学管理,夯实公司经营、赢利基础,不断提高企业内部融资能力。产业投资是Smart公司主业,也是利润主要来源。在当前宏观经济形势下,本着有所为有所不为的原则,清理整合现有资产,盘活存量,适当增量。通过加强财务管理,强化清欠力度,千方百计降低应收账款总额,提高资金效率,加快解决历史性遗留问题,确保公司轻装上阵。 其次,积极开展融资创新,拓宽外部融资渠道,为房产板块的发展提供保障。尽管多元化趋势明显,但在今后一段时期内,银行贷款仍将在各大房企融资总额中占主导地位,这是国内资本市场发育滞后的必然。Smart公司要充分发挥自身优势,通过研究、巩固关系型贷款,在降低融资成本的基础上确保资金可靠来源。同时,按照不同房产开发项目的特点,灵活组合项目融资模式,构建项目风险承担体系,追求公司利益最大化,促使Smart公司房产项目融资多元化,为做大做强房地产板块提供强大的资金支持。
[Abstract]:Based on the research on the development of China's urbanization, the analysis of the domestic real estate market and the management of Smart Company, this paper confirms the feasibility of the Smart Company to develop and expand the real estate industry. At the same time, from the two aspects of endogenous and exogenous financing, the paper puts forward some suggestions on how to solve the financing problem. First of all, we should strengthen the main business, scientific management, tamp the company management, profit basis, and constantly improve the internal financing capacity of enterprises. Industrial investment is the main industry of Smart Company, but also the main source of profits. In the current macroeconomic situation, in line with the principle of doing something, cleaning up and integrating existing assets, activating the stock, appropriate increment. By strengthening financial management, strengthening debt clearing, reducing the total amount of accounts receivable by every possible means, improving the efficiency of funds, speeding up the settlement of historical problems, and ensuring the light loading of the company. Secondly, actively carry out financing innovation, broaden external financing channels, and provide protection for the development of real estate plate. Although the trend of diversification is obvious, bank loans will still play a leading role in the total financing of large housing enterprises in the coming period. This is the necessity of the domestic capital market lagging behind. Smart Company should give full play to its own advantages, through research. Consolidate relationship-based loans and ensure a reliable source of funding on the basis of lower financing costs. At the same time, according to the characteristics of different real estate development projects, the flexible combination project financing mode, the construction project risk bearing system, pursues the company benefit maximization, impel Smart company real estate project financing diversification, For bigger and stronger real estate plate to provide strong financial support.
