【摘要】:中国改革开放以来,伴随着住房制度改革,,房地产业蓬勃发展,物业管理已经成为推动国民经济增长、增加社会就业的新兴行业。因此如何把握市场方向、制订企业发展战略、以谋取企业生存和发展成为物业企业,特别是中小物业企业关注的热点。 本文首先从企业战略管理的基本理论和当前三级资质物业企业战略管理理论研究入手,并对正坤物业管理公司基本状况和发展历程进行了回顾。接下来,对公司的宏观、微观环境进行分析、内部资源分析、目前的经营管理进行了分析。然后,对正坤物业管理公司发展战略进行分析,并在此基础上,确立了正坤物业管理公司的企业使命,设计出正坤物业公司的战略目标、总体战略和职能策略。最后,从组织建设、人才培养、核心能力、委托方式、风险防范、信息化建设等方面提供了发展战略实施的支撑体系和保障措施。 本文运用当前企业战略管理的主流理论、分析工具对正坤物业管理公司发展战略作了较为完整的论述,既分析了现状,明确其发展战略,又为其战略实施提出了有效、可行的方案。通过本文的研究,希冀为正坤物业管理公司能更好地在激烈的市场竞争中采取正确的企业发展战略,不断保持优势地位有重大的实际意义,并对从事物业管理行业的其他三级资质企业有一定参考价值。
[Abstract]:Since the reform and opening up of China, with the housing system reform, the real estate industry has developed vigorously. Property management has become a new industry to promote the growth of the national economy and increase the employment of the society. Therefore, how to grasp the direction of the market and formulate the development strategy of the enterprise so as to seek the survival and development of the enterprise as a property enterprise, especially the small and medium property enterprises Hot spots.
This paper begins with the basic theory of enterprise strategic management and the research on the strategic management theory of three level qualified property enterprises, and reviews the basic situation and development process of the Property Management Company. Then, it analyzes the macro and micro environment of the company, the analysis of internal resources, and the current management and management. After analyzing the development strategy of Zheng Kun Property Management Company, and on this basis, it establishes the enterprise mission of Zheng Kun Property Management Company, and designs the strategic target, overall strategy and function strategy of Zheng Kun property company. Finally, from the aspects of organization construction, talent training, core competence, entrustment mode, risk prevention, information construction and so on. Support system and safeguard measures for development strategy implementation.
This paper, using the mainstream theory of the current enterprise strategic management, analyzes the development strategy of Zheng Kun Property Management Company in a more complete way. It not only analyzes the current situation, defines its development strategy, but also puts forward the effective and feasible plan for its strategy implementation. Through this research, we hope that the Property Management Company can be more exciting. In the fierce market competition, it is of great practical significance to adopt the correct strategy of enterprise development and keep the position of superiority. It also has certain reference value for other three level qualified enterprises engaged in the property management industry.
