【摘要】:随着我国经济的快速发展,作为我国国民经济重要组成部分的房地产行业也发展迅速。房地产行业的快速发展离不开金融业的支持,据不完全统计,房地产业的开发资金20%-30%来自于商业银行贷款,,可以这样说房地产行业的发展是建立在金融业支持之上的。但随着国家经济体制改革的不断深入,各大金融机构的信贷政策均发生了不同程度的变化,这些变化则带给了房地产行业全新的挑战。开发贷款是房地产行业持续发展不可或缺的一部分,加强对房地产开发贷款风险防范研究,对于金融与房地产行业的长远发展至关重要。 本文以LY银行XC分行的房地产开发贷款业务作为研究对象,首先分析LY银行XC分行的房地产开发贷款现状进行分析研究,其次对该行在房地产开发贷款中存在的风险进行分析研究,并通过参照国内外先进的风险管理理论和方法对其现状和存在主要问题做出了简单的评析,最后根据相关管理理论和风险计量工具提出相应的防范措施。通过对LY银行XC分行在房地产开发贷款的风险管理上的分析和研究,为LY银行在房地产开发贷款的风险防范上探索出一套清晰、直观的思路和方法。从而有效的降低LY银行XC分行在房地产开发贷款业务中的风险。
[Abstract]:With the rapid development of China's economy, the real estate industry, as an important part of our national economy, is also developing rapidly. The rapid development of the real estate industry can not be separated from the support of the financial industry. According to incomplete statistics, 20% to 30% of the development capital of the real estate industry comes from commercial bank loans, so it can be said that the development of the real estate industry is based on the support of the financial industry. However, with the deepening of the national economic system reform, the credit policy of the major financial institutions has changed to varying degrees, and these changes have brought new challenges to the real estate industry. Development loan is an indispensable part of the sustainable development of real estate industry. It is very important for the long-term development of finance and real estate industry to strengthen the study on risk prevention of real estate development loan. This article takes the real estate development loan business of LY Bank XC Branch as the research object, first analyzes the real estate development loan present situation of the LY Bank XC branch to carry on the analysis research. Secondly, it analyzes and studies the risks existing in the real estate development loan, and makes a simple assessment of the present situation and the main problems by referring to the advanced risk management theories and methods at home and abroad. Finally, according to the relevant management theory and risk measurement tools put forward the corresponding preventive measures. Through the analysis and research on the risk management of real estate development loan in XC branch of LY Bank, this paper explores a set of clear and intuitionistic ideas and methods for LY Bank to prevent the risk of real estate development loan. In order to effectively reduce the risk of LY Bank XC branch in the real estate development loan business.
