【摘要】:进入21世纪以来,我国经济总量已跃居全球第二位,党的十八大报告提出坚持走新型城镇化道路,房地产业新一轮的发展即将到来。房地产项目属于资本密集型项目,需投入巨额资金,开发期限较长,使项目财务具有较高的风险,能否做好项目的财务评价工作,成为房地产项目成败的关键。 本文着眼于房地产行业财务评价的理论,梳理了国内外房地产财务评价研究的现状及发展趋势,通过对财务评价主要指标的分析,说明周密的财务评价体系对房地产企业的持续健康发展起到了关键性的作用。 沈阳诚大集团始建于1997年,经过十年多发展,已经成为拥多家全资子公司、业务广泛的综合性集团企业,房地产业是集团的主要产业之一。集团子公司沈阳筑成房地产公司在发展过程中财务管理明显滞后,出现了内部管理制度不规范,成本核算管理体系不完善、管理职能粗放、管理和决策人才匮乏等问题,影响公司继续前行。 本文研究的目的是通过对诚大数码广场项目进行科学系统的财务评价,以提高企业的项目财务管理水平。论文由五个部分组成:第一部分为绪论,提出项目研究的背景、意义、主要思路;第二部分是财务评价相关理论,梳理出房地产项目财务评价理论依据;第三部分对项目简介、背景、现状进行了详细的描述;第四部分是项目财务评价部分,计算出该项目财务评价各项指标并提出风险防控建议;第五部分是结论部分,找出公司存在的问题加以改进和优化,总结经验加以推广 通过本文研究表明,财务评价理论和方法是房地产项目决策的核心内容,在决策过程中,应正确树立现代企业管理的理念,对财务评价工作实施有效地监管与控制,提供科学有效的决策依据,进而达成企业综合效益最大化的目标。
[Abstract]:Since the beginning of the 21st century, the total economic volume of our country has leapt to the second place in the world. The report of the 18th National Congress of the Communist Party of China (CPC) put forward to adhere to the new urbanization road, and a new round of development of the real estate industry is coming. Real estate projects belong to capital-intensive projects, which need to invest a large amount of funds and have a long development period, which makes the project finance have a higher risk, whether or not to do a good job of financial evaluation of the project, become the key to the success or failure of the real estate project. This paper focuses on the theory of financial evaluation of real estate industry, combs the current situation and development trend of the research on financial evaluation of real estate at home and abroad, through the analysis of the main indicators of financial evaluation, It shows that a careful financial evaluation system plays a key role in the sustainable and healthy development of real estate enterprises. Shenyang Chengda Group was founded in 1997. After more than ten years of development, it has become a comprehensive group enterprise with many wholly-owned subsidiaries and extensive business. The real estate industry is one of the main industries of the Group. The financial management of Shenyang Ducheng Real Estate Company, a subsidiary of the Group, lags behind in the process of development, resulting in problems such as non-standard internal management system, imperfect cost accounting management system, extensive management functions, lack of managerial and decision-making personnel, and so on. Affects the company to move on. The purpose of this paper is to carry on the scientific and systematic financial evaluation to the Chengda Digital Square Project in order to improve the project financial management level of the enterprise. The paper is composed of five parts: the first part is the introduction, the background, significance, main ideas of the project research; the second part is the related theory of financial evaluation, combing out the theoretical basis of financial evaluation of real estate projects; the third part of the project brief introduction, Background, the current situation is described in detail; the fourth part is the financial evaluation of the project, calculate the project financial evaluation indicators and put forward risk prevention and control recommendations; the fifth part is the conclusion, Find out the problems existing in the company to improve and optimize, sum up the experience to promote through the research of this paper, the financial evaluation theory and method is the core content of the real estate project decision-making, in the decision-making process, The concept of modern enterprise management should be set up correctly, the financial evaluation work should be supervised and controlled effectively, scientific and effective decision basis should be provided, and the goal of maximizing the comprehensive benefit of the enterprise should be achieved.
