沈阳经济区房地产业发展差异研究

【摘要】:房地产业作为我国国民经济的支柱产业,带动着相关行业的迅猛发展。房地产业的发展已经成为我国政府、房地产开发商、居民和专家学者高度关注的重点和热点问题。2012年党的十八大提出了新要求,实现到2020年全面建成小康社会的宏伟目标,其中住有所居是其重要内容。在此期间仍是房地产业发展的重要时期,新增住房及改善性住房需求将会持续增加。在需求增加的同时,房地产业也要根据新型城镇化的发展要求,调整住房需求结构。2013年2月李克强总理指出,打好新一轮棚户区改造攻坚战,是破除城市二元结构的关键举措。棚户区改造给房地产业带来了市场需求。新型城镇化给房地产业带来机遇的同时,需要房地产业在保障性住房建设政策导向下,定位市场的真实需求。 沈阳经济区作为一个区域经济共同体,房地产业影响着区域经济的发展水平,房地产业发展差距过大影响区域经济的健康发展。沈阳经济区房地产业经过多年的快速发展,房地产业已经形成了一定规模。目前,房地产业处于转型发展阶段,需要适当调整房地产业结构,在此过程中也存在诸多问题,,亟待解决。因此,为使沈阳经济区房地产业得到健康快速的发展,对沈阳经济区房地产业的发展现状进行分析是非常必要的。 本文通过运用SPSS聚类分析等方法,对沈阳经济区房地产业的发展进行了实证研究。文章共分为七个部分。第一,阐述了研究沈阳经济区房地产业的背景及意义、概述了研究内容及框架。第二,该部分包括国内外房地产业研究综述及与文章相关的区域经济和房地产业的理论基础。第三,从开发、投资及销售三个方面对沈阳经济区房地产业的发展现状进行分析。第四,对沈阳经济区房地产业的区域差异进行分析。第五,对形成沈阳经济区房地产业区域差异的形成因素进行实证分析,运用主成分分析法找出主要的形成因素,通过回归分析进一步分析形成因素的拟合状况。第六,关于国外房地产业区域发展的经验借鉴。最后,提出促进沈阳经济区房地产业综合协调健康发展的对策及建议。
[Abstract]:As the pillar industry of our national economy, real estate industry is driving the rapid development of related industries. The development of real estate industry has become our government, real estate developers. Residents and experts and scholars pay close attention to the key and hot issues. In 2012, the 18 National Congress of the Party put forward new requirements to achieve the grand goal of building a well-off society in an all-round way by 2020. Housing is its important content. In this period is still an important period of real estate development, new housing and improved housing demand will continue to increase. At the same time, the demand will increase. The real estate industry also needs to adjust the structure of housing demand according to the development of new urbanization. In February 2013 Premier Li Keqiang pointed out that a new round of shantytown reconstruction battle. Shantytown transformation has brought the market demand to the real estate industry. The new urbanization has brought the opportunity to the real estate industry at the same time. The real estate industry needs to position the real demand of the market under the guidance of the housing construction policy. Shenyang Economic Zone as a regional economic community, the real estate industry affects the level of regional economic development. The development gap of real estate industry affects the healthy development of regional economy. After years of rapid development of real estate industry in Shenyang Economic Zone, the real estate industry has formed a certain scale. The real estate industry is in the stage of transformation and development, it is necessary to adjust the structure of the real estate industry properly, and there are many problems to be solved in the process. Therefore, in order to make the real estate industry of Shenyang Economic Zone develop healthily and rapidly. It is necessary to analyze the development of real estate industry in Shenyang Economic Zone. Through the use of SPSS cluster analysis and other methods, this paper makes an empirical study on the development of real estate industry in Shenyang Economic Zone. The article is divided into seven parts. First. This paper expounds the background and significance of studying the real estate industry in Shenyang Economic Zone, and summarizes the contents and framework of the research. This part includes the domestic and foreign real estate industry research review and related to the regional economy and the theoretical basis of the real estate industry. Third, from the development. Investment and sales of the real estate industry in Shenyang Economic Zone analysis of the status quo. 4th, the real estate industry in Shenyang Economic Zone analysis of regional differences. 5th. This paper makes an empirical analysis on the forming factors of the regional difference of real estate industry in Shenyang Economic Zone, finds out the main forming factors by principal component analysis, and further analyzes the fitting condition of the formation factors by regression analysis. 6th. Finally, the countermeasures and suggestions to promote the comprehensive coordination and healthy development of real estate industry in Shenyang Economic Zone are put forward.
