吉林省房地产投资与经济协调性实证研究

【摘要】:房地产业已成为国民经济的支柱产业,是衡量国民经济的晴雨表。由于投入资金量巨大,能够带动相关产业的发展,关系到人民的生活质量,所以对房地产业发展的研究备受世界瞩目。本文在前人的研究基础之上,结合国内外房地产业的发展情况,立足本国宏观经济发展现状,以科学发展观为指导,致力于吉林省的房地产投资与经济发展的协调性的实证研究。本文首先阐述经济发展理论和投资理论相关观点,以期寻找文章的理论支撑。其次,,建立房地产投资与经济发展的协调性指标体系,包括同步性指标、相关性指标、有效性指标,并且以这三个指标为依托,进行整合成协调性综合指标。第三,引用吉林省的房地产投资和宏观经济数据,利用相应的数学方法,计算吉林省房地产投资与经济发展的同步性系数、相关性系数、有效性系数和综合协调性系数。结果表明,吉林省房地产投资与经济发展同步性系数大于1,即投资增长快于经济增长;相关性结果显示,二者存在长期稳定关系和短期波动关系;有效性结果显示,投资达到了纯技术有效,逐步达到规模有效,但结果还有待分析;最后通过整合计算,综合性系数是逐步增大的,即房地产投资与经济发展从不协调到协调进行转变。根据实证分析的结果,寻求吉林省房地产投资存在的问题,然后结合当前经济形势、社会发展状况与政府宏观调控政策,提出吉林省房地产投资的合理化建议,期望能为吉林省乃至我国的房地产投资研究贡献一份绵力。
[Abstract]:The real estate industry has become the pillar industry of the national economy and is the barometer of the national economy. Because of the huge amount of investment, which can promote the development of related industries and the quality of life of the people, the research on the development of the real estate industry has attracted the attention of the world. On the basis of predecessors' research and the development of real estate industry at home and abroad, this paper bases itself on the present situation of domestic macro-economic development and takes the scientific development view as the guide. Real estate investment and economic development in Jilin Province committed to the coordination of empirical research. This paper first describes the economic development theory and investment theory related views, in order to find the theoretical support of the article. Secondly, establish the coordination index system of real estate investment and economic development, including synchronization index, correlation index, effectiveness index, and integrate the three indicators to coordinate comprehensive index. Thirdly, using the real estate investment and macroeconomic data of Jilin Province, the synchronization coefficient, correlation coefficient, efficiency coefficient and comprehensive coordination coefficient of real estate investment and economic development in Jilin Province are calculated by using the corresponding mathematical method. The results show that the synchronism coefficient between real estate investment and economic development in Jilin Province is greater than 1, that is, the investment growth is faster than the economic growth, the correlation results show that there is a long-term stable relationship and short-term fluctuation relationship between them, and the validity results show that, The investment has achieved pure technical efficiency and gradually achieved scale efficiency, but the results have yet to be analyzed. Finally, through the integration calculation, the comprehensive coefficient is gradually increased, that is, the real estate investment and economic development are changed from uncoordinated to coordinated. According to the results of empirical analysis, this paper explores the problems existing in real estate investment in Jilin Province, and then puts forward some reasonable suggestions on real estate investment in Jilin Province, combining with the current economic situation, social development and government macro-control policies. It is expected to contribute to the real estate investment research in Jilin Province and even in China.
