贷款偏好视角下农户宅基地抵押行为意愿及模式选择——基于昌吉州12村镇255份问卷调研

【摘要】：通过选取昌吉州3县市12个村镇255份实地调查问卷,运用Probit模型和主成分分析方法,对影响宅基地抵押贷款意愿的因素和抵押偏好等级进行分析。结果表明,职业类型、村委会对宅基地抵押贷款态度、宅基地抵押贷款风险认知、对基础设施和社会保障满意度等是影响农户宅基地抵押贷款偏好的主要因素;调研区宅基地抵押意愿的偏好等级与调研区自然资源禀赋、产业发展状况、距离乡镇的距离区位优势和谋求发展致富的主观意识息息相关;针对高、中、初和低四个等别的不同区域差异化施策,设计对应的宅基地抵押贷款模式分别是市场决定模式、政府引导模式、集体组织模式和农民自发模式,慎重稳妥地推进农村宅基地的自愿抵押贷款和有序有偿退出。
[Abstract]:By selecting 255 field questionnaires from 12 villages and towns in 3 counties and cities of Changji, using Probit model and principal component analysis method, this paper analyzes the factors that affect the willingness of mortgage loan and the degree of mortgage preference. The village committee's attitude to homestead mortgage, the cognition of Homestead mortgage risk, the satisfaction of infrastructure and social security are the main factors that affect the preference of homestead mortgage loan. The preference level of homestead mortgage is closely related to natural resource endowment, industry development, distance from villages and towns and subjective consciousness of seeking development and enrichment. The primary and low four other different regions of different strategies, design the corresponding homestead mortgage loan model is the market decision model, government guidance model, collective organization model and farmers spontaneous mode, the design of homestead mortgage loan model is the market decision model, the government leading mode, the collective organization model and the farmer spontaneous mode. Advance the voluntary mortgage loan of rural homestead cautiously and orderly paid exit.
