南京市青年工薪层购房压力研究

【摘要】：南京市的房价收入比已经达到13.6：1,远远超过的青年工薪层的承受范围。南京市青年工薪层的购房压力已经成为不容忽视的问题。 本研究在前人对压力研究的基础上运用实证的方法对南京市青年工薪层购房压力进行了研究。理论部分梳理了压力的含义、国内外研究现状。实证部分首先在对10名研究对象访谈的基础上进行南京市青年工薪层购房压力问卷的编制。选取168名被试进行问卷调查,通过项目分析、探索性因素分析、验证性因素分析和信效度的分析考察问卷标准；其次利用编制的问卷对293名被试进行施测,通过差异检验对南京市青年工薪层购房压力的特点进行分析；最后对个人应对方式对购房压力的影响进行研究。研究得出如下结论： 第一,南京市青年工薪层的购房压力主要包括经济压力、疲累感、责任压力、发展压力、评价压力等五个方面。所编制的《南京市青年工薪层购房压力问卷》具有良好的信、效度； 第二,南京市青年工薪层高比例存在较高购房压力； 第三,在不同性别上,男性购房压力略高于女性； 第三,在不同年龄上,30岁以下的购房压力显著高于30岁以上的购房者； 第四,在不同婚恋状态上,不稳定的婚恋状态者的购房压力显著高稳定的婚恋状态者； 第六,在父辈不同的经济状态上,购房压力水平呈显著性差异； 第七,在购房者对自我的不同认知上,较高的自我评价和自我预期者感受到较低的购房压力； 第八,南京市青年工薪层倾向于运用积极成熟的应对方式,积极正向的应对方式可以有效缓解购房压力。
[Abstract]:The ratio of house prices to income in Nanjing has reached 13. 6: 1, far exceeding the range of young wage earners. Nanjing youth wage-level purchase pressure has become a problem that can not be ignored. On the basis of previous researches on stress, this study uses empirical method to study the pressure of youth salaried housing purchase in Nanjing. The theory part combs the meaning of pressure and the research status at home and abroad. In the empirical part, based on the interviews of 10 subjects, the questionnaire on the pressure of young wage earners to purchase houses in Nanjing is compiled. 168 subjects were investigated by item analysis, exploratory factor analysis, confirmatory factor analysis and reliability and validity analysis. This paper analyzes the characteristics of the pressure of the young wage earners to purchase a house in Nanjing through the difference test, and finally studies the influence of the personal coping style on the pressure of buying a house. The main conclusions are as follows: first, the pressure of housing purchase in Nanjing youth wage group mainly includes five aspects: economic pressure, fatigue, responsibility pressure, development pressure, evaluation pressure and so on. The "Nanjing Youth wage level purchase stress questionnaire" has good reliability and validity; second, there is a high proportion of young wage earners in Nanjing City to buy housing pressure; third, in different gender, The pressure of men to buy houses is slightly higher than that of women; third, the pressure of buying houses under 30 years of age is significantly higher than that of buyers over 30 years of age; fourth, in different marriage states, The purchase pressure of unstable marriage state was significantly higher than that of stable marriage state; sixth, the pressure level of house purchase was significantly different in different economic status of parents; seventh, In the different cognition of the house buyers, the higher self-evaluation and self-expectation feel the lower pressure of buying houses. Eighth, the young wage earners in Nanjing tend to use positive and mature coping styles. Positive and positive coping styles can effectively relieve the pressure of buying houses.
