万达综合体模式的城市性研究

【摘要】：伴随着我国社会、经济、城市发展的客观需求,城市建筑综合体近年来在我国得到了空前的发展。但是,相对其高速发展态势及其在城市生活中所承担的重要作用,国内关于城市建筑综合体开发、建设、运营模式的探究还未受到足够重视。由此引发的诸如土地开发强度失衡、基础设施容量饱和、项目形态单一雷同、开放空间公共性不足等问题均反映出对城市建筑综合体所具有的城市属性及其社会绩效等方面的研究亟待加强。大连万达集团作为国内综合体领域开发建设的探路者和领军者,不论从产品数量上还是开发模式上均可作为典型进行研究总结。因此,要从城市的角度深入研究建筑综合体的城市属性问题,选取万达综合体模式作为研究对象就是必要且适宜的。论文以“城市性”为主体线索,串联起万达综合体模式的诞生及演变历程、万达综合体模式与城市功能特质间的暗合关系、万达综合体模式与城市空间特质的关联影响、万达综合体模式与城市公共特质的契合互利,以及顺应我国国情的未来发展前景等核心研究内容。论文的基础章节从理论层面上解释了万达综合体模式的形成,并试图解答城市建筑综合体发展的普遍规律,探询更具城市适宜性的建设开发模式。从城市建筑综合体理论、城市性理论、商业模式理论3个方面建立了研究的理论框架,重点解析了万达综合体模式的内涵,并将万达第三代产品——城市建筑综合体正式确立为本文的研究对象,横向分析比对了国内4种典型的综合体开发模式,为后文的深入研究打下了理论基础。论文研究的核心内容之一主要研究了万达综合体模式与城市功能特质的联系。分别从总体原则、布局原则、影响因素3个方面进行了分析,总结了万达综合体模式的选址要求,并从城市总体布局,周边用地环境,城市设计3方面研究了两者间的互动方式。同时,并不回避这种模式的一些负面问题,分析了其对城市土地利用的扰动和制约、对城市交通资源的扰动、对城市基础设施系统的扰动以及互馈机制等。论文研究的核心内容之二是对万达综合体模式与城市空间形态的关联性的阐释。其中着重讨论了大体量的实体与空间对城市生活、城市肌理、城市景观以及城市文化的影响,将万达综合体模式对城市空间文化的优化途径归纳为多元空间复合化、开放空间公共化、统一空间个性化3种方式。对万达综合体模式与空间识别性的互动关系做了解读,并针对模式语言和空间识别性的冲突之处提出了解决之道,即空间氛围的表达和空间造型的处理。论文研究的核心内容之三是着重研究了万达综合体模式与城市公共特质之间的联系。依据对城市建筑综合体作为城市公共领域的意义与传统公共领域存在的局限性的解读,对新型公共领域的拓展加以分析,从不同角度分析了万达综合体模式与公共空间使用频度间的互动关系及其形式构成。此外,重点解释了万达综合体模式对城市公共行为的引导方式与着力点,探讨通过综合体模式实现引导公共行为模式的目标。对一种现有模式的研究是为了促使它提高而不是终结,在继续发展中不断地减少消极的部分,发展积极的部分。论文的最后即是对万达综合体模式未来发展的展望,对万达综合体模式的城市经营绩效从经济绩效、社会绩效、环境绩效3方面进行了剖析,研究并建立了包含因素层、因子层、指标层的城市综合绩效评价体系,并依此对万达城市建筑综合体与国内其他主流综合体产品进行综合绩效比对。对万达综合体模式进一步完善的途径和方法的论述,集中在城市土地利用与城市功能兼顾、城市公共空间使用的频度和效益、城市公共资源利用的有效综合等3个方面。
