地产景观的认知及其价值取向研究

【摘要】:伴随着地产行业十几年来的快速发展,地产景观已然成为当代最热门的行业之一。地产景观行业过快的发展,带来环境质量提高的同时,也导致了行业发展的不密实。国家经济从2012年下行以来,附属于楼市的地产景观开始出现转折,地产景观项目的减少和对成本的严格管控,都是国家经济下行带给开发商们必须面临的两个选择。天生具有商业目的的地产景观的建设开始需要全面考虑,如何高效、优质地建设开发,如何合理、有效地降低项目建设成本,这对于当前地产景观行业中的建设单位、施工单位们显得尤为重要。在这一阶段,也正是人们可以冷静地重新认识地产景观和对地产景观行业未来发展出路做探索的最佳时期。首先,本文从四个方面来重新认识地产景观。一,是从性质上认知。结合不同人群的不同的理解,追加个人观点后作出定义,并罗列当前并存的地产景观风格,简单地分析各个风格的性质和特点,有助于横向了解行业基本性质。二,是从发展上认知。梳理十年来的纵向发展和项目间的横向发展的比较,感知发展的规律和动态,也进一步指出了当前发展的严峻形势和被动局面,同时也预测未来的发展趋势是稳、缓、优的新常态。三,对行业里普遍存在但却被人们置若罔闻的诸如山寨风格、伪生态、缺失人性化等等典型现象进行揭示和自我思考,旨在能深刻地对地产景观行业发展状况进行反思和经验总结,走出认知误区,树立正确的价值观。四,是从建设价值上认知。地产景观建设价值由经济价值、社会价值、生态价值组成。经济价值包含商业价值和植物经济价值,社会价值包含景观美学价值及功能价值,生态价值包含景观生产力价值、生态服务功能价值等。其次,从地产景观建设的五个阶段上来分析其价值管理。一、在投资意向阶段上的价值管理,主要体现在如何挖掘建设价值以吸引投资。二、在决策阶段上的价值管理,主要表现在如何去论证项目建设的必要性和可行性。三、设计阶段上,把控景观最终效果需要从概念方案到施工建设全过程监督和优化改进,不断完善;项目的设计成本控制需要设计的各个阶段来严格把控;项目的生态原则性,则需要坚持生态意识和以科学技术为指导。四、在施工阶段上,把控景观效果需要与设计的无缝对接,机动地优化改进设计方案;项目的施工成本控制需要从施工过程的人员、材料、工程资料等管理;项目的生态性,更需要严格对施工场地、施工材料处理以及建筑垃圾的处理等方面来管理。五、在后期维护阶段上,景观效果延续和完美则需设计和制定一系列完善的项目维护规章制度和管理条例,培养并固定从业人员;后期维修成本控制需要严格执行预算,灵活处理维修事宜;对生态平衡的保持,更需要养护人员的灵活改造和一份坚持。最后,结合效果、成本、生态等影响到地产景观建设价值的几个因素,归纳出地产景观建设价值的模糊关系式。因素间的此消彼长,都会使地产景观呈多元化的发展。寻求作用的平衡点,使得建设价值最大化,是我们当代从业人员需要肩负的使命。
[Abstract]:With the rapid development of more than ten years in the real estate industry, the real estate landscape has become one of the most popular industries in the contemporary era. The rapid development of the real estate landscape industry has brought about the improvement of the environmental quality, which has also led to the non dense development of the industry. Since the 2012, the property landscape attached to the property market has begun to turn. The reduction of landscape projects and the strict control and control of the cost are the two choices that the national economic downturn has to bring to the developers. The construction of the real estate landscape, which is born with the commercial purpose, needs to be considered comprehensively. How to efficiently and efficiently build and develop, how to effectively reduce the cost of the project construction, this is the current real estate landscape. In view of the construction units in the industry, the construction units are particularly important. At this stage, it is also the best time for people to reunderstand the real estate landscape and explore the future development of the real estate landscape industry. First, this article reunderstands the real estate landscape from four aspects. First, it is from the nature of cognition. Different understanding, after adding personal views to make a definition, and enumerate the current coexistence of the real estate landscape style, simple analysis of the nature and characteristics of each style, helps to understand the basic nature of the industry horizontally. Two, it is from the development of cognition. Carding the vertical development and the comparison of the horizontal development between the items for ten years, the law of perception development and the law of development. The dynamic, further points out the severe situation and passive situation of the current development, and also predicts that the future development trend is stable, slow and excellent. Three, some typical phenomena, such as Shanzhai style, pseudo ecology and lack of human nature, are revealed and self thought, which are common in the industry but are ignored by people. Rethinking and summarizing the development of the real estate landscape industry, getting out of the cognitive misunderstandings and setting up the correct values. Four, it is from the construction value. The value of the real estate landscape is composed of economic value, social value and ecological value. The economic value includes commercial value and plant economic value, and the social value includes the landscape aesthetic price. Value and function value, ecological value includes landscape productivity value, ecological service function value and so on. Secondly, it analyzes its value management from the five stages of real estate landscape construction. First, the value management in the investment intention stage is mainly reflected in how to tap the construction value to attract investment. Two, the value management at the decision-making stage, the master of value management. It is necessary to demonstrate the necessity and feasibility of demonstrating project construction. Three, at the stage of design, the final effect of controlling landscape needs to be monitored and optimized from conceptual scheme to construction construction, and the design cost control of the project needs to be strictly controlled at all stages of design; the ecological principle of the project needs to be maintained. The ecological consciousness and the guidance of science and technology. Four, during the construction stage, the control of the landscape effect needs to be butted with the design, and the design scheme is optimized maneuverable. The construction cost control of the project needs to be managed from the personnel, materials and engineering materials of the construction process; the ecological nature of the project needs to be stricter with the construction site and the construction material. Five, in the late maintenance stage, the continuation and perfection of the landscape effect should be designed and set up a series of perfect project maintenance rules and regulations and regulations to train and fix the employees; the later maintenance cost control needs strict implementation of the budget, flexible handling of maintenance matters; and ecological peace. In the end, several factors that affect the value of the real estate landscape construction are summed up in the end, combining effect, cost, ecology, etc., and the fuzzy relation of the value of real estate landscape construction is summed up. To maximize the value of construction is the mission of our contemporary employees.
