【摘要】:建筑业的低效率和浪费大的现象远远高于其他行业,而精益建造理论体系的产生恰好是解决这一现象最有利的工具,但是要想在建筑业成功的运用精益思想提高生产效率,节约成本,只靠有精益建造理论体系是不够的。它需要一个项目参与各方都能共享的信息化平台来保证精益建造理论体系的成功运行,而建筑信息模型BIM(Building Information Modeling,简称BIM)技术的运用恰巧提供了精益建造理论体系得以成功实施的信息化平台。随着信息技术的不断发展,将BIM技术与精益建造理论的融合应用在工程项目管理活动中将会是建筑业以后发展的必然趋势。 论文将BIM技术与精益建造融合应用在工程项目的成本管理中,详细阐述了基于BIM的工程项目精益成本控制思路和方法,分析讨论基于BIM的建筑生产TFV理论,并将其作为基础理论指导工程项目的成本控制。在成本控制技术方法选择方面,论文采用全生命周期管理,供应链管理,末位者计划体系分别对基于BIM的工程项目设计施工一体化成本,采购与库存成本,不确定性成本进行控制研究,提出了有效控制工程项目实施过程中不必要成本支出的可行性。在成本管理方法选择方面,论文通过分别对目标成本管理与作业成本管理在工程项目成本控制运用中各自的优势分析,构建基于BIM的工程项目目标成本管理与作业成本管理集成的精益成本控制模型,,逐一分析了模型中每一项工作过程中的成本指标,通过比较,给出了工程项目成本满足条件的评价准则。 论文研究成果对精益建造理论在工程项目成本管理的成功实施提供了一个可行性的思路,对进一步提升建筑行业信息化水平有一定的参考价值,对现阶段提高建筑企业生产效率,节约成本具有一定的现实意义。
[Abstract]:The inefficient and wasteful phenomenon of the construction industry is much higher than other industries, and the production of lean construction theory system is the most favorable tool to solve this phenomenon. But in order to successfully use lean thinking in the construction industry to improve production efficiency and save costs. Lean construction theory system is not enough, it needs a project participants can share the information platform to ensure the successful operation of lean construction theory system. And the building information model BIM(Building Information Modeling. The application of BIMtechnology provides an information platform for the successful implementation of Lean Construction Theory system. With the continuous development of information technology. The integration of BIM technology and lean construction theory in engineering project management activities will be the inevitable trend in the future development of the construction industry. In this paper, the integration of BIM technology and lean construction is applied to the cost management of engineering projects, and the ideas and methods of lean cost control of engineering projects based on BIM are described in detail. This paper analyzes and discusses the TFV theory of building production based on BIM, and takes it as the basic theory to guide the cost control of engineering projects. In the aspect of the selection of cost control technology, the whole life cycle management is adopted in this paper. Supply chain management (SCM) and the last player planning system control the integrated cost of project design and construction based on BIM, purchasing and inventory cost, uncertainty cost respectively. The feasibility of effectively controlling unnecessary cost and expenditure during the implementation of engineering project is put forward, and the selection of cost management method is also presented. This paper analyzes the advantages of target cost management and activity-based cost management in the application of project cost control. The Lean cost control model based on BIM is constructed, which integrates objective cost management and activity-based cost management. The cost indexes in each working process are analyzed one by one, and then compared with each other. The evaluation criterion of engineering project cost satisfying condition is given. The research results of this paper provide a feasible idea for the successful implementation of lean construction theory in project cost management, and have a certain reference value to further improve the level of construction industry information. It is of practical significance to improve the production efficiency and save the cost of construction enterprises at the present stage.
