基于建设全过程的某房地产开发项目成本控制应用研究

【摘要】:近年来,我国的房地产行业发展十分迅猛,时下已经成为广大商家投资的热点。但随之而来的国家以及各级地方政府的调控政策的竞相出台,也给房地产行业的发展带来了前所未有的挑战。近一段时期,由于市场空间不断被挤压,使得房地产行业竞争日趋白热化,地产项目的利润空间也越来越小。为了让我国的房地产行业逐渐走进一个平稳发展的良性轨道,因此,如何有效地降低地产项目开发成本就成为了房地产开发企业增加利润空间的重要途径。 在地产项目的推进过程中,影响地产项目成本的决定因素纷繁复杂,,大多数观点认为成本控制要以项目为核算单位,其决定因素包括:项目所在的城市以及所处的位置、地域,项目定位,产品功能,项目规模,开发周期和管理人员素质,尤其是参与管理的人员素质被认为是决定项目成本的关键。 本文穿越传统的成本控制思维,以河北中辰集团房地产开发有限公司开发的汇通新天地具体项目为例,从项目管理的客观角度,系统地分析如何控制成本费用,用项目整个生命周期全过程成本控制方法,重点剖析地产项目成本费用产生的关键环节,寻求产生成本费用的根源所在,从而有效控制成本,并结合汇通新天地项目管理过程中的实践经验与感悟,探究如何改善和降低地产项目成本。
[Abstract]:In recent years, China's real estate industry is developing very rapidly, and has become a hot spot of investment. However, the national and local governments at all levels of regulation and control policies, but also to the development of the real estate industry has brought unprecedented challenges. In recent years, because the market space is constantly squeezed, the competition in the real estate industry is becoming more and more intense, and the profit space of real estate projects is becoming smaller and smaller. In order to make the real estate industry of our country step by step into a benign track of steady development, how to effectively reduce the development cost of real estate projects has become an important way for real estate development enterprises to increase their profit margins. In the process of promoting the real estate project, the determinants of the cost of the real estate project are numerous and complicated. Most views think that the cost control should take the project as the accounting unit. The decisive factors include: the city where the project is located and the location and region of the project. Project positioning, product function, project size, development cycle and quality of management personnel, especially those involved in management, are considered to be the key to determining project cost. Taking Huitong Xintiandi project developed by Hebei Zhongchen Group Real Estate Development Co., Ltd. As an example, this paper systematically analyzes how to control cost from the objective point of view of project management. By using the method of cost control in the whole life cycle of the project, the key link of the cost of the real estate project is analyzed, and the root of the cost is found, so that the cost can be effectively controlled. Combined with Huitong Xintiandi project management process of practical experience and perception, explore how to improve and reduce the cost of real estate projects.
