【摘要】：随着房地产开发业逐渐发展,我国建设工程的各项规范制度也逐渐建立、规范、精益求精,在发展的过程中逐渐总结经验、教训并学习国外先进经验和技术。随着开发成本的逐渐提高,建安成本后评估越来越受到国家、政府相关部门以及相关企业的重视。在建安成本后评估中,检查投资预期效果和预期成本,总结过程管理的经验,积累建安成本基础数据,分析存在的问题,提出建议并应用到新的项目中,为后期项目的开展提供帮助。本文结合L公司开发的S项目住宅工程,采用实地调查与文案调查相结合,定量分析与定性分析相结合的方法,对其钢筋、混凝土单方指标进行分析,对比同类项目的经验数据,检查本项目的结构设计合理性;对其结算价格和投资估算进行对比,并分析产生问题的原因;分析项目的单方造价以及各项单方指标,并参照北京市造价处颁布的参考指标,来分析项目各项指标的得失,并根据分析产生该结果的原因。在本文最后从设计、项目管理以及成本管理三方面总结了S项目住宅工程各阶段、各部门的工作情况,并将存在的问题予以剖析。希望通过本文的研究可以为L公司今后的项目投资活动管理,甚至建安成本后评估工作提供借鉴的意义。
