【摘要】:随着房地产开发业逐渐发展,我国建设工程的各项规范制度也逐渐建立、规范、精益求精,在发展的过程中逐渐总结经验、教训并学习国外先进经验和技术。随着开发成本的逐渐提高,建安成本后评估越来越受到国家、政府相关部门以及相关企业的重视。在建安成本后评估中,检查投资预期效果和预期成本,总结过程管理的经验,积累建安成本基础数据,分析存在的问题,提出建议并应用到新的项目中,为后期项目的开展提供帮助。本文结合L公司开发的S项目住宅工程,采用实地调查与文案调查相结合,定量分析与定性分析相结合的方法,对其钢筋、混凝土单方指标进行分析,对比同类项目的经验数据,检查本项目的结构设计合理性;对其结算价格和投资估算进行对比,并分析产生问题的原因;分析项目的单方造价以及各项单方指标,并参照北京市造价处颁布的参考指标,来分析项目各项指标的得失,并根据分析产生该结果的原因。在本文最后从设计、项目管理以及成本管理三方面总结了S项目住宅工程各阶段、各部门的工作情况,并将存在的问题予以剖析。希望通过本文的研究可以为L公司今后的项目投资活动管理,甚至建安成本后评估工作提供借鉴的意义。

This paper combines the L Corporation S the development of residential projects, through field investigation and document investigation combined with the method of quantitative analysis and qualitative analysis, the analysis index of concrete reinforcement, unilateral, comparison of similar projects The empirical data, check the rationality of the design of the project structure; comparing the settlement price and investment estimation, and analyze the causes of problems; analysis of project cost and the unilateral unilateral index, and reference index issued by the Beijing city at the cost of the project, the indicators of gains and losses, and causes the results according to the at the end of this paper. The analysis from the design, project management and cost management summed up the three aspects of each stage of S residential projects, the work of various departments, to analyze the problems.
