【摘要】：房地产信托可以追溯到二十世纪六十年代,最早出现于美国,也是在美国发展得最领先,规模最大,理念最先进。欧洲和亚洲各国引进房地产信托的思路在我国探索房地产信托的道路上起到了很好的参考作用。由于我国人民的传统观念,房地产在我国是支柱型产业,有着特殊的地位,对于我国经济发展和房地产企业来说,研究房地产信托有着非同一般的意义。本文从我国房地产信托的基本概念为出发点,比较国内外房地产信托的异同,随后运用最新的数据对我国房地产信托的近况进行研究,接着对房地产信托的基本原理、融资方式、运作模式和主要特点进行归纳和总结,举例说明我国房地产信托的一般运作模式,指出问题并提出建议,最后对我国房地产信托业的发展、未来改革和创新方向进行预测,希望对我国房地产信托的未来有参考作用。

Finally, the author forecasts the development, future reform and innovation direction of the real estate trust industry in China, hoping to be a reference for the future of the real estate trust in our country.
