中国房地产业与金融业关系的研究

【摘要】:房地产行业涉及到国家经济,社会民生,资源与环境等等重大问题,因此房地产的问题往往成为国民及政府关注的重要问题之一。中国自90年代房屋商品化以来,房屋价格的跌宕起伏时时刻刻牵动着百姓的心弦,也成为摆在各届政府面前的一大难题。近几年来伴随着中国经济的高速发展,城镇化进程的进一步推进,中国房地产行业蓬勃发展,并对与其相关的钢筋、水泥、建材、装饰等行业起到了绝对的带动作用,相反也同时对其它实体制造行业的发展产生了一定的挤压。与之伴随的是各大城市地王的不断涌现,地价、房价的历史记录一次又一次的被刷新,而且有愈演愈烈之势,更多的社会资本看到了其中的暴利,趋之若鹜地进入了房地产行业,又进一步加剧了房地产价格的飙升。金融行业在我国近几十年来发展迅速,与实体经济相辅相成,相互渗透,在社会经济中所起的作用越来越大。房地产行业与金融行业本是两个不同的行业,但当房屋以消费品或者投资品进入市场的时候,两个行业便建立起了联系,相互影响,相互作用,加之中国推出的商品房按揭贷款政策,将金融行业与房地产行业更紧密的联系起来。同时房屋下面的土地又归国家所有,只有政府有权对国有土地进行规划和出售,所以房地产又与政府建立起了不可分割的关系。如何定义房地产市场?房地产行业与金融行业究竟有怎样的联系?房地产行业与金融行业二者之间是如何相互影响的?货币政策与财政政策会对房地产行业带来哪些影响?中国政府是否应该针对房地产行业进行调控?笔者从房地产的供给与需求,房地产与金融的关系,政府在房地产行业中应扮演的角色等等层面展开剖析,利用经济学原理逐步阐述房地产行业的本质;中国近年来房价飙升的原因;政府究竟应该怎样来对房地产进行调控等等问题,希望能够给相关的决策者带来一些参考,给中国的百姓带来一些启示。
[Abstract]:The real estate industry relates to the national economy, people's livelihood, major problems of resources and environment and so on, so the real estate problems often become one of the most important problems in the national government and Chinese. Since 90s the commercialization of housing, housing prices of ups and downs always affects people's hearts, but also become a major problem in front of the government. In recent years, along with the rapid development of China economy, to further promote the process of urbanization, Chinese booming real estate industry, and the related steel, cement, building materials, decoration industry plays a leading role in the development of absolute, contrary but also to other entities manufacturing industry production a squeeze. The premium is accompanied by the city to continue to emerge, the king of the historical record prices once again to be refreshed, and there is a growing trend, more social The capital to see the profits, nor to enter the real estate industry, further exacerbated the soaring real estate prices. The financial industry in China's rapid development in recent decades, with the real economy complement each other, mutual penetration, play a role in the economy is growing. The real estate industry and financial industry this is the two different industries, but when the housing to consumer or investment goods entering the market, the two industry has established contact, mutual influence, interaction, and China introduced the policy of commercial housing mortgage loans, the financial industry and the real estate industry is more closely connected. At the same time under a house the land is owned by the state, only the government has the right to carry out planning and sale of state-owned land, so the real estate with the government to establish the inseparable relationship. How to define the real estate market and the real estate industry? The financial industry what is the relationship? Between real estate industry and the financial industry, the two is how to influence each other? Monetary policy and fiscal policy which would impact on the real estate industry? Chinese according to whether the government should regulate the real estate industry? The author from the supply and demand of real estate, real estate and finance. The government should play a role in the real estate industry and so on aspects analysis, using economics principle to explain the nature of the real estate industry; China reason prices soared in recent years; the government how to regulate and so on real estate, hoping to bring some references for the related decision makers to bring some inspiration for the China the people.
