增城裕涛国际村项目商业计划书

【摘要】:房地产开发与经营离不开市场营销,离不开项目可行性研究,如何具体运作房地产营销,充分进行项目可行性分析,都是房地产开发商必须认真考虑和对待的问题。 房地产项目具有投资大、周期强、风险高、地域差异大等特点,项目在运作过程中会出现许多不确定因素,项目是否成功运作取决于决策的正确与否。房地产营销策划是一项系统工程,它统筹所有房地产销售及宣传推广工作,是房地产开发商为了取得理想的销售推广效果之根本。本计划书通过对房地产项目的投资和收入进行分析、对项目的风险进行评估,形成一个全方位的策划方案,供投资者参考,同时借助于本计划书的撰写,希望能探索一套行之有效的以国际村为主题花园型的房地产开发投资项目,突出文化多元化为特点,以便对房地产开发商提供以绿色环保为主题的可持续发展的营销模式。 本商业计划书通过对裕涛国际村项目的市场营销和项目可行性分析研究,采用SWOT分析法,科学合理分析项目的内外部投资环境,并充分考虑投资商特有的优势,以引进文化地产的营销理念和市场策略,以提高项目的综合竞争能力,通过对目标市场的细分、定位,对项目进行相关财务分析和敏感性分析,得出项目投资可取得预期效益和利润的结论,,为裕涛国际村项目的开发提供有力的依据,也为房地产行业的发展提供借鉴。
[Abstract]:Real estate development and management can not be separated from marketing, project feasibility study, how to operate the real estate marketing, fully project feasibility analysis. Are real estate developers must seriously consider and deal with the problem. Real estate projects have the characteristics of large investment, strong cycle, high risk, large regional differences, and so on. Many uncertain factors will appear in the process of operation of real estate projects. The success of the project depends on whether the decision is correct or not. Real estate marketing planning is a systematic project that co-ordinates all real estate sales and promotion work. Is the real estate developer in order to achieve the ideal sales promotion effect. This plan through the real estate project investment and income analysis, the project risk assessment. Form a comprehensive planning plan for investors' reference, at the same time, with the help of this plan, I hope to explore a set of effective international village as the theme garden real estate development and investment projects. Highlight the characteristics of cultural diversity, in order to provide real estate developers with green environmental protection as the theme of sustainable development marketing model. This business plan through the marketing and project feasibility analysis of Yutao International Village Project, using SWOT analysis, scientific and reasonable analysis of the project's internal and external investment environment. And fully consider the unique advantages of investors in order to introduce cultural real estate marketing concepts and market strategies to improve the comprehensive competitiveness of the project, through the target market segmentation, positioning. Through the financial analysis and sensitivity analysis of the project, the paper draws the conclusion that the project investment can obtain the expected benefits and profits, and provides a strong basis for the development of the Yutao International Village Project. Also for the development of the real estate industry to provide reference.
