基于参与主体的分时度假金融分析

【摘要】:本文以旅游地产中分时度假为主题,重点对分时度假交易中参与主体所有者和经营者的微观金融决策进行分析,主要内容为:分时度假交易的结构、所有者的消费信贷、经营者的公司金融分析以及分时度假在我国的发展趋势。 我国旅游消费正处在从观光游向休闲度假过渡的阶段,分时度假的出现正好满足了这种追求品质型的消费需求。引入分时度假的重要意义在于,我国对度假需求的品质和数量急剧攀升,现成度假设施和度假的运作模式难以适应这种新的需求,而分时度假可以在其高效率运作模式下提高度假品质和增加度假产品的供给。从本质上来说,分时度假其实也是一种房地产,作为房地产,金融问题及其分析非常关键。 除此之外所有者的消费信贷和分时度假自身的期货性会涉及到银行和保险业的范畴,这对我国行业之间资源的共享和重组起到一定推动作用。作为分时度假交易的两个参与主体,所有者和经营者又扮演着重要角色。所有者的消费方式和偏好是促进分时度假产品多样化发展的动力,而经营者信誉问题又直接影响着分时度假的交易结果。因此对参与主体的微观金融决策的研究有利于分时度假在我国更好的发展。 本文研究思路如下:首先以分时度假的交易结构为切入点,在介绍分时度假基本概念和产权形式后引入交易的参与主体。其次针对分时度假交易的两个参与主体,分别选取所有者的消费信贷和经营者的公司金融为阐述的重点内容,采用消费成本对比和可行性的分析为基本方法。最后基于参与主体金融分析的结果,以消费需求和投资需求的角度对我国分时度假的趋势进行预测。 本文结论如下:(1)所有者的消费信贷适用于分时度假购买。原因主要取决于分时度假自身特征符和所有者的微观特征。(2)分期购买即消费信贷购买分时度假住宅的花费成本最多,一次性付清分时度假住宅的花费成本最小。(3)对于经营者而言,分时度假具有投资的可行性和价值。相对传统酒店经营而言,分时度假在特定时期(例如经济衰退时期)更具效率。(4)我国特有的优势为分时度假的发展提供了得天独厚的条件。分时度假在国外流行的原因归结于独特的产权形式、完善的经营制度和消费者的购买偏好。虽然这三个条件在我国存在一定局限性,但不可否认分时度假在我国具备可行性,并且已经打开一定市场。虽然分时度假在我国还有一段很长的规范道路要走,但当它逐渐完善后会带给我们行业之间一个双赢的局面。这个局面的到来需要我们消费者、经营者和当局者共同努力。 本文突出地方在于:目前文献资料主要集中在分时度假理论介绍,例如概念、产权形式、发展局限等。作为分时度假交易中最重要的因素,参与主体的内容却很少涉及到。因此本文选取交易主体作为本文的核心内容。
[Abstract]:Based on the theme of time-sharing in tourism real estate, this paper focuses on the micro-financial decisions of owners and operators involved in time-sharing transactions, the main content of which is: the structure of time-sharing transactions. The development trend of owner's consumption credit, operator's financial analysis and timesharing in China. Tourism consumption in China is in the transition stage from sightseeing to leisure vacation. The appearance of time-sharing holiday just meets the demand of pursuing quality consumption. The significance of introducing time-sharing vacation lies in the importance of introducing time-sharing holiday. The quality and quantity of holiday demand in our country has risen sharply, and it is difficult for the ready-made holiday facilities and holiday operation mode to adapt to the new demand. Timeshare can improve the quality of holiday and increase the supply of holiday products in its high efficiency mode. In essence, timeshare is also a kind of real estate, as a real estate. Financial problems and their analysis are crucial. In addition, the ownership of consumer credit and timeshare itself will involve the futures of the banking and insurance sectors. This plays a role in promoting the sharing and restructuring of resources among industries in China. As two participants in timesharing transactions. Owners and managers also play an important role. Owners' consumption patterns and preferences are the impetus to promote the diversified development of time-sharing products. Therefore, the research on the microfinancial decision of the participants is beneficial to the better development of timeshare in China. The research ideas of this paper are as follows: firstly, the transaction structure of timeshare is taken as the starting point. After introducing the basic concept of timeshare and the form of property right, this paper introduces the participants of the transaction. Secondly, it aims at the two participants of the timeshare. Consumer credit of the owner and corporate finance of the operator are selected as the main content respectively, and the comparison of consumption cost and the feasibility analysis are adopted as the basic methods. Finally, based on the results of the financial analysis of the participants. The trend of timesharing in China is forecasted from the angle of consumption demand and investment demand. The conclusion of this paper is as follows: (1) the owner's consumption credit is applicable to timeshare purchase. The reason mainly depends on the time-sharing holiday's own characteristic character and the owner's microscopic characteristic. Installment purchase, that is, consumer credit to buy timesharing residence costs the most. To the operators, the time-sharing vacation has the feasibility and value of investment. Compared with the operation of The Legacy Hotel. Timeshare is more efficient in a given period (E. G. during a recession). China's unique advantages provide a unique condition for the development of timeshare. The reason for the popularity of timeshare in foreign countries is attributed to the unique form of property rights. Although these three conditions have some limitations in China, it is undeniable that timesharing is feasible in China. And has opened a certain market. Although timesharing in China there is a long way to go. But when it comes to perfection, it will bring a win-win situation for our industry. This situation will require the joint efforts of our consumers, operators and authorities. The focus of this paper is that the literature is mainly focused on the introduction of timeshare theory, such as concepts, forms of property rights, development limitations and so on, as the most important factor in timeshare transactions. Therefore, this paper chooses the transaction subject as the core of this paper.
