中小城市商业地产产业竞争力分析

【摘要】:房地产行业对中国国民经济发展的拉动作用越来越倚重于商业地,并且其作用已经很显著。国家把商业地产作为拉动国民经济的重要手段,构成国家经济发展的三大主要模块有:投资、消费和出口。商业地产属于投资范畴,并且会对消费具有很大的推动作用。国家宏观经济政策,一直注重扩大内需刺激居民购物,这一系列的经济活动,都需要商业地产提供交易平台。伴随国家通过财政政策、货币政策、价格政策等方面对地产市场的大力调控,使市场开始偏向商业地产,尤其是对住宅市场的调控,通过限购、限价、限贷等经济手段来遏制大城市房价居高不下的现状,中小城市地产开始得到开发商的青睐,并伴有许多的利好因素。城市化进程加快了中小城市发展的步伐,并在医疗、消费、教育等多方面开始与大城市接轨,生活水平不断提升的中小城市居民,在消费观念、消费水平、消费需求上都有了很大转变,这一切为中小城市商业地产的蓬勃发展奠定了基础。在这样的大背景下,本文对中小城市建立商业地产所具有的优势因素进行分析,充分展现我国中小城市是商业地产发展的一片沃土。 商业地产是将商业、地产、产业、投资多重性质合为一体的全程型、综合性行业。商业地产产业竞争力分析是一个庞杂交错的研究领域,,近些年才被学术界和实业界所重视,对于中小城市商业地产产业竞争力的研究目前是少之又少。本文在现有的少之又少的文献数据下,运用国际公认的产业竞争力研究体系,结合我国中小城市特点,通过对比、分析、汇总等数据处理方法进行精确分析。对影响中小城市商业地产竞争力的关键五要素,进行了系统阐述,对比了中小城市历年科学发展指数、投资潜力指数、两型指数等,为投资中小城市提供了理论依据,并对其土地、资源、经济增长量等,对商业地产发展具有重要影响的数据进行分析,为投资者进军商业地产提供参考。对商业地产相关产业发展态势及政府政策环境进行信息汇总,为中小城市商业地产建立、生存、发展提供优越外部软环境支持。本文首次以城市化进程中的中坚力量中小城市为研究背景,调查分析了大量数据,认真解读国家宏观政策,并结合实证研究,为中小城市发展商业地产提供更为可靠的参考。
[Abstract]:The real estate industry plays a more and more important role in the development of China's national economy, and its role is already very obvious. The government regards commercial real estate as an important means to stimulate the national economy. The three main modules of national economic development are: investment, consumption and export. Commercial real estate belongs to the category of investment, and will have a great role in promoting consumption. Has been focused on expanding domestic demand to stimulate shopping, this series of economic activities, need commercial real estate to provide a trading platform. Accompanied by the country through fiscal policy, monetary policy. Price policy and other aspects of the real estate market control, so that the market began to lean towards commercial real estate, especially the regulation of the residential market, through the purchase restrictions, price restrictions. Limited loan and other economic means to curb the current situation of high housing prices in large cities, small and medium cities real estate began to get the favor of developers, and accompanied by a lot of positive factors. Urbanization accelerated the pace of the development of small and medium-sized cities. And in the medical, consumption, education and other aspects began to connect with the big cities, the living standards of small and medium-sized city residents, in the consumption concept, consumption level, consumer demand has changed a lot. All these laid a foundation for the flourishing development of commercial real estate in small and medium-sized cities. Under such a background, this paper analyzes the advantages of commercial real estate in small and medium-sized cities. Full display of China's small and medium-sized cities is a fertile land for the development of commercial real estate. Commercial real estate is a comprehensive industry, which combines commercial, real estate, industry and investment. The competitiveness analysis of commercial real estate industry is a complex and interlaced research field. In recent years, the academic and business circles have attached importance to the research on the competitiveness of commercial real estate industry in small and medium-sized cities. Using the internationally recognized research system of industrial competitiveness, combined with the characteristics of small and medium-sized cities in China, through comparison, analysis. Summary and other data processing methods for accurate analysis. To affect the competitiveness of commercial real estate in small and medium-sized cities, the key five elements are systematically described, compared with the scientific development index of small and medium-sized cities over the years, investment potential index. Two-type index provides a theoretical basis for investment in small and medium-sized cities, and analyzes the data of land, resources, economic growth and so on, which have an important impact on the development of commercial real estate. To provide a reference for investors to enter commercial real estate.
