中小型房地产企业销售管理系统的设计和实现

【摘要】:随着城镇化建设的不断推进,二三线城市的房地产业迎来了新的发展机遇,同时也给中小型房地产开发企业经营运转带来了不小的挑战。中小型房地产开发企业销售管理中出现了许多新的问题,传统的房地产销售管理方法已经不能适应房地产业高速发展的需要,中小型房地产企业由于经营时间短,项目少,管理制度和机制尚不健全,出现管理效率不高、人力资源浪费等问题,在和大型企业的竞争中处于弱势地位,建立一套适合中小型房地产企业的销售管理系统,以满足中小型房地产企业销售管理信息化、科学化、现代化的需求,提高管理服务水平是本系统要解决的主要问题。 本文从二三线城市中小型房地产企业的规范化管理出发,依托甘肃省武威市房地产行业信息化建设项目,在分析需方市场、供方市场和二三线城市、中小型房地产企业的实际需求的基础上,力求设计一套功能实用、适用性强的房地产销售管理系统。同时,对房地产行业销售管理工作的规范化发展做了有益探讨。 本文主要开展了以下几方面的工作:首先认真分析了武威市房地产行业中房地产销售管理的发展现状和实际需求,在此基础上提出了房地产销售管理系统的设计过程,包括系统总体结构设计、功能模块划分、数据库设计、系统网络排拓扑结构设计、系统开发运行环境。最后,对各功能模块进行了详细设计,并编码实现。
[Abstract]:With the continuous development of urbanization, the real estate industry of the second and third tier cities has ushered in a new development opportunity. At the same time, it also brings a lot of challenges to the operation of small and medium-sized real estate development enterprises. There are many new problems in the sales management of small and medium-sized real estate development enterprises. The traditional real estate sales management method can not meet the needs of the rapid development of the real estate industry, small and medium-sized real estate enterprises because of short operating time, few projects, management system and mechanism is not perfect. Management efficiency is not high, human resources waste and other problems, in the competition with large enterprises in a weak position, to establish a set of sales management system suitable for small and medium-sized real estate enterprises. In order to meet the needs of information, science and modernization of sales management in small and medium-sized real estate enterprises, improving the level of management and service is the main problem to be solved in this system. Based on the standardized management of small and medium-sized real estate enterprises in the second and third tier cities and relying on the information construction project of the real estate industry in Wuwei City of Gansu Province, this paper analyzes the demand market, the supplier market and the second and third tier cities. On the basis of the actual demand of the small and medium-sized real estate enterprises, we try to design a set of real estate sales management system with practical function and strong applicability. To the real estate industry sales management work standardization development has made the beneficial discussion. This paper mainly carried out the following aspects of the work: first of all, the development of real estate sales management in the real estate industry in Wuwei and the actual needs are analyzed. On this basis, the design process of the real estate sales management system is proposed, including the system overall structure design, function module division, database design, system network layout topology design. System development and running environment. Finally, the detailed design of each functional module, and coding implementation.
