投资性房地产后续计量模式选择的影响分析

【摘要】：我国财政部在2006年颁布的《企业会计准则第3号——投资性房地产》(下文简称《投资性房地产准则》)中,创造性地提出了投资性的房地产的概念,而且在《投资性房地产准则》这一规章准则中对投资性房地产的确定、初始计量及后续计量做出明确规定。不同于固定资产和无形资产,将成本模式和公允价值模式作为投资性房地产的后续计量模式。文章将就这两种后续计量模式加以分析,究其利弊,探究公允价值模式对企业的影响,并分析选用两种对投资性房地产的后续计量模式要考虑的有关变量因素。
[Abstract]:In 2006, the Ministry of Finance issued the Accounting Standards for Enterprises No. 3-Investment Real Estate (hereinafter referred to as "Investment Real Estate Standards"), creatively put forward the concept of investment real estate. Moreover, in the rules and regulations of the Investment Real Estate Code, the determination, initial measurement and subsequent measurement of the investment real estate are clearly defined, which are different from fixed assets and intangible assets. The cost model and fair value model are regarded as the follow-up measurement models of investment real estate. This article will analyze the two follow-up measurement models, investigate their advantages and disadvantages, and explore the impact of fair value model on enterprises. And analyzes two kinds of investment real estate follow-up measurement model to consider the relevant variables.
