A房地产项目开发现金流规划研究

【摘要】:确保项目的可持续开发现金流,是保证房地产企业可持续发展的重要手段。然而,当前还没有简单可行的现金流规划方法,不少中小房地产企业在对项目的现金流仅凭经验规划;对项目的投入及回收跟进难以做到科学严谨;导致项目的开发过程中出现项目现金流不足、投资收益欠佳等问题,甚至导致项目失败。基于此,本文以A房地产项目为研究对象,从项目全生命周期过程探讨项目现金流规划,结合项目的具体运作实际情况,采取市场调研及全面预算相结合的分析方法,设计有效的项目现金流规划运作体系。 本文首先阐述了现金流规划的研究情况,提出了本文的研究内容及研究意义,指出了研究思路。接着阐述房地产项目管理所涉及的理论,探讨项目管理的目标和意义,项目的现金流规划是房地产企业可持续发展的重中之重,也是房地产项目管理的具体运用。 其次,对A房地产项目的区位发展规划、项目周边市场调研进行了概况介绍,对项目的综合定位、目标客户定位及建筑风格、户型规划等进行确定。 再次,在项目定位的基础上,确定项目建筑经济技术指标及分期规划,确定项目开发周期及开发建设关键节点计划,预测产品销售价格等,并在此基础上,对A房地产项目进行开发总成本估算与现金流分析以及销售收入与现金流入分析,并对项目开发投资进行静态和动态的分析,以及项目临界工期、临界销售价格测算,提出应对由此带来的现金流风险的策略。并以期提供一套能为该企业提升资金应用效率、效益的有效并确保现金流可持续的规划方案及现金流规划体系。 最后,根据A项目开发的工期延误现状,运用作者设计的现金流规划体系进行案例分析实践论证,并提出相应有效的建议。结果表明,项目工期、市场研判等因素对项目的开发现金流的确保有重要的影响,在进行项目现金流规划时便需要对项目工期延误、市场研判失真等风险因素加以考虑。本研究有助于对项目现金流规划形成系统、科学的分析方法具有启示作用,,国内外其他中小型房地产项目管理具有参考作用。
[Abstract]:Ensuring the sustainable development cash flow of the project is an important means to ensure the sustainable development of the real estate enterprise. However, there is no simple and feasible cash flow planning method at present. Many small and medium-sized real estate enterprises only rely on experience to plan the cash flow of the project; it is difficult to be scientific and rigorous in the investment and recovery of the project; as a result, during the development of the project, there are problems such as insufficient cash flow of the project, poor investment income, and so on. Based on this, this paper takes A real estate project as the research object, discusses the cash flow planning of the project from the whole life cycle of the project, and combines the actual operation of the project. An effective cash flow planning system is designed by using market research and comprehensive budget analysis. This paper first describes the research situation of cash flow planning, puts forward the research content and significance of this paper, points out the research ideas, and then expounds the theory of real estate project management, discusses the objectives and significance of project management. The cash flow planning of the project is the most important part of the sustainable development of the real estate enterprise, and it is also the concrete application of the real estate project management. Secondly, the location development planning of A real estate project, the market investigation and research around the project are introduced, and the comprehensive positioning of the project, the location of the target customer and the architectural style, the household type planning are determined. Thirdly, on the basis of the positioning of the project, we determine the economic and technical indexes and stages of the project, determine the development cycle of the project and the key node plan of the development and construction, predict the selling price of the product, and on this basis, This paper estimates the total development cost and cash flow of A real estate project, analyzes the sales income and cash inflow, and makes static and dynamic analysis of project development investment, as well as the critical project duration and critical sales price. The paper puts forward the strategies to deal with the cash flow risk and provides a set of effective and sustainable cash flow planning scheme and cash flow planning system which can improve the efficiency and benefit of the cash flow application for the enterprise. Finally, according to the current situation of project A project development delay, the paper uses the cash flow planning system designed by the author to analyze and demonstrate the case, and puts forward corresponding effective suggestions. The results show that the project duration, Market research and other factors have an important impact on the development cash flow of the project, and the project cash flow planning needs to delay the project construction period. This study is helpful to the project cash flow planning system, scientific analysis method has the enlightenment function, other domestic and foreign small and medium-sized real estate project management has the reference function.
