基于关键链法的某住宅项目施工进度管理研究

【摘要】:随着社会与经济的不断发展,各类项目复杂程度增加,资源配置不平衡现象愈发普遍。因此在项目管理进程中对进度、时间的管理提出更高的要求。进度管理是项目管理非常重要组成部分和水平指标,传统的项目进度管理方法中受帕金森定理、学生综合证的影响,同时在方法理念上对资源约束的重视程度不足,所以实践中时常出现项目工期预计过长及延误可能性大的问题。关键链作为一种新兴的项目管理技术,能在一定程度上弥补传统进度管理技术的不足,以适应不断提高的项目进度管理需求,达到优化资源配置,减少时间损耗的目的从而提升项目实施效果。本文综合采用比较分析、定性研究、定量研究与实证分析相结合的研究方法,在分析项目进度需求及传统项目进度管理方法优缺点的基础上,对关键链项目管理的理论、方法进行深入分析,并将其与传统进度管理方法进行对比,得出基于关键链法的项目进度管理具有相对稳定性,可操作性的结论。进而结合实际需求,构建基于关键链法的项目施工进度管理应用模型,并配合使用缓冲机制,以期获得更加符合项目进度管理需求的合理可行优化措施和方法。另外结合作者从事的房地产行业实际情况,以某住宅项目工程建设为例,将本文提出的关键链方法应用在住宅工程施工进度管理中。对案例项目运用情况进行分析,应证采用基于关键链法的进度管理措施能有效地缩短项目工期、优化资源配置和利于项目控制的优势。通过课题研究,探讨提出基于关键链的进度管理方法,对项目进度管理水平提升具有一定的促进作用,希望该方法能有更多的结合工程实际的研究、延展及运用,提升房地产业的项目进度管理水平,获得更好的综合效益。
[Abstract]:With the development of society and economy, the complexity of various projects increases, and the imbalance of resource allocation becomes more and more common. Schedule management is a very important part and level index of project management. The traditional method of project schedule management is influenced by Parkinson's theorem and student's comprehensive proof. At the same time, insufficient attention is paid to the resource constraint in the concept of method, so in practice, the problems of long project duration prediction and high possibility of delay often occur. As a new project management technology, the key chain is a new kind of project management technology. To some extent, it can make up for the deficiency of the traditional schedule management technology, adapt to the increasing demand of project schedule management, and optimize the allocation of resources. The purpose of reducing time loss is to improve the effect of project implementation. This paper combines comparative analysis, qualitative research, quantitative research and empirical analysis. Based on the analysis of project schedule requirements and the advantages and disadvantages of traditional project schedule management methods, the theory and methods of key chain project management are deeply analyzed, and compared with the traditional schedule management methods. The conclusion that the project schedule management based on the key chain method has relative stability and maneuverability is concluded. Furthermore, combining with the actual demand, the application model of project construction schedule management based on the key chain method is constructed, and the buffer mechanism is used together. In order to obtain more reasonable and feasible optimization measures and methods that meet the needs of project schedule management. In addition, according to the actual situation of the real estate industry engaged in by the author, taking the construction of a residential project as an example, The key chain method proposed in this paper is applied to the construction schedule management of residential engineering. By analyzing the application of the case project, it is proved that the schedule management measures based on the key chain method can effectively shorten the project duration. The advantages of optimizing the allocation of resources and facilitating the project control. Through the research of the project, the paper discusses the method of schedule management based on the key chain, which can promote the improvement of the project schedule management level to a certain extent. It is hoped that this method can be more combined with the actual research, extension and application of the project, improve the project schedule management level of the real estate industry, and obtain better comprehensive benefits.
